"CASH" Sold List in Atlanta

I'm not exaggerating but I've been going into the Atlanta market as my first virtual wholesale market and have emailed and talked to hundreds of Realtors, not lying. So much so it distracted me from sellers.

I've even done the two sheeter fax every office strategy in Profit From Real Estate RIGHT NOW to 10 offices in Atlanta. Still can't find a realtor that will or can give me the cash sold list. I've had 15 Realtors "attempt" to give me the cash sold list and still nothing even when I tried explaining to them to call the MLS hotline.

There's got to be something wrong or missing. I'm actually ****ed off beyond belief now because I want to break this stupid freakin' "secret" everyone is holding back in Atlanta. In Denver I got the "cash sold" list in ALL of Denver that was a over 1500 properties in two days! It's been over a month and have reached out to hundreds of realtors in Atlanta! Might end up going to an easier market.

I have that search set up with a couple of agents in Atlanta. We send out mailers every 30 days. It did take a few tries to get them to send it!

Did you try getting them from a title company like I suggested to you? Much simpler.

sounds like a tough market yea like Karen says or just go to another market but man i cant believve they wont send that to you. mOst agents as you can see tho dont know what they are doing, are you asking them first for listings?

Maybe try that, like you are trying to get an agent as a buyers agent in other words & tell them to send you listings fixers etc & then when they do email them back for the cash sold list saying it is for you research (which it is)

Maybe that will work or just go to another market Smiling

CAREI-we should never sign an exclusive buyers agreement bc then it ties us to them & we cant use another agent

Cash Buyers List From Real Estate Agents

Many people ask this same question. "How do I get an agent to get this information for me in a timely manor?" I have done this with real estate agents all over the country and it works every time. As you are talking with your agent about properties and as you are developing a relationship with them, here is a way that you can get this information from them very easy.

If you just ask them to get you a list of cash buyers from the MLS, you will get a bunch of blank stares, or they will say "sure no problem" then you will find yourself waiting and waiting with no success and no list.......

Instead, ask them this way. Ask the following questions by making statements of fact to the agent.

1- "you know how when a property sells that is listed on the MLS there is a place where the agent has to check if the property was purchased using Financing, or Cash? (the agent will say yes to this if they have ever closed a deal because they had to do this).

2- I then tell them "and you know how the MLS is one big database where you can search for information using a ton of different criteria right? (they will always respond yes to this one if they have ever closed a deal again)

3- I tell them "I need you to do something for me". "I need you to run a search using the main criteria,,,, Properties that sold using CASH as the way of financing and get me the addresses to the property. Doing this works every time.

I have found that in some areas like Ohio, once a property has been sold for at least 90 days, the name of the buyer is released to the MLS and they can give it to you because it is public record. In other states, you can still easily search county records for names of buyers if you enter the address of the property.

Using this strategy works great and it helps to teach the agent how to do the search for you without making them feel like you are talking down to them.

Update on List!

Hey everyone, sorry it took a bit to respond.

I actually searched for people who were real estate investors who already worked with agents and have made the agents money. I went to Bigger Pockets (I am NOT affiliated with them) to network with buyers that were in Atlanta as well as people I've searched "we buy houses atlanta" on Google and came across a really amazing couple I networked with and started referring leads to. The couple actually got their real estate license and pulled a list of "cash sold" properties for me within a 15 mile radius of the city center. Talk about a REAL list to do heavy research with! It had almost 1,000 properties in the past 90 days. It's amazing how easy it was for them to pull the list and how lost the other agents were. They told me if there was anything I needed MLS wise to let them know.

So a new way to get a "cash sold" list is work through investors who already have worked with agents and have them get the list and refer it to you. Say its for market research to help find them better deals because it is! Pay the investor buyer $50.00 or something if you have to. Don't do what I did if it's a hard list to attain and waste a month of time trying to get it the hard way.

In return since their semi-new to investing I also taught them about the 25-1 Strategy Matt teaches to filter out great deals on the MLS.

Like my current mentor is teaching me. It's all about the WIN/WIN in real estate with everyone you work with. Be the one to offer something first, its the rule of reciprocity! Smiling
