I literally just found an abandoned property about 1/4 mile from my house and i have no idea how to find the mortgage holder to lock this property under contract. and i'm also wondering if i need to find the previous owner to make this deal.
Any info is appreciated!! Need assistance fast!!!

Start with the county website. If you fish around you will find a section taking you to property info. You should be able to get there with the address. Also you can check the address on Zillow (totalview.com will include this link) which should bring up info (Hit all buttons that offer "more") and includes the parcel number. You can use the parcel number on the county site if the address doesn't work. That will give you the owner. To actually find out about the mortgage you are either going to have to talk to the owner or have a realtor run a Realist Report. (at least that's how it is in WA).
Interested if anyone knows other ways...

The county web site should have information on the title where your should be able to see if the property is foreclosed on. If the property is foreclosed on it should have the bank that forclosed on it which you would need to contact. You will need to contact the owner if it has not been forclosed on, and work through them in trying to do something with the home.

agent from the title company-someone you should have on your team.
They can search the property to see who's on the title, etc.

There are plenty of people searches sites on the web. I’ve been using this one http://www.findermind.com recently to find people and it is working great. I would recommend it.
What kind of info do you have on mortgage holder? Just the address?
Well of course the county website is the first place to look but we should know that.
We also want to do a little leg work and talk to some neighbors to see if they know. I have been surprised many time.
You can also utilize this website: www.spokeo.com which is a great locater. And finally you can hire a "skip tracer." I would recommend that as a last resort though since they do charge.
Records that "skip tracers" use may include phone number databases, credit reports (including information provided on a loan application, credit card application, and in other debt collector databases), job application information, criminal background checks, utility bills (electricity, gas, water, sewage, phone, internet, and cable), social security, disability, and public tax information. While some of these records may be publicly available, some cannot be accessed without an appropriate search warrant, which is generally only available to law enforcement.
