Unique Bandit Signs?

From my experience, bandit signs are more about volume, than anything else. I have had more success with just using:

WE BUY
HOUSES
-CASH-
xxx-xxxx

Than trying trying to mix in clever messages, but my area isn't completely overwhelmed with signs (although there are others out there).

In my experience, to succeed with bandit signs you will want to put out at least about 30-40 in a certain 2-4 sq mile radius (depending on your city/area). The more signs the better.

I have had a better response using stakes than putting them on telephone poles, but they get pulled out of the ground quicker then they get ripped off the poles. If you are putting them on poles, I recommend googling the "sign stapler" to assist you with that. It's an amazing little device I use in my business.

To be honest, if someone is motivated, they recognize the brand We Buy Houses over anything else. It's sort of like the undeclared franchise for real estate investors. It brings in all different kinds of motivated seller leads. If a homeowner sees a We Buy Houses sign, they know they are calling a real estate investor who is going to give them a low cash offer for their house, or they are looking for someone to help them with their foreclosure situation.

Every area is different though, so you will really just have to do some trial and error. You may find a simple WE BUY HOUSES with your phone number on it to be the most effective sign you could use like I did. I tried so many different variations, but I just keep going back to the same plain We Buy Houses message for the most responses. Have fun out there, and be careful of your local ordinances. I just got my first 2 tickets (citation/fines) when I ventured into a new area after putting out over 2000 signs in the last 12 months. Truth is, I have no problem paying the $300 fine for the $50k plus in profits I have made from bandit signs. :-x

Oh and also, I find that yellow 24x18 signs work the best for me as well. Use a MAGNUM SHARPIE to write your message so it is nice and bold. You can grab the magnum sharpies at your walmart or home depot for around 3 bucks a piece. They will make your text stand out at quite a distance! Well worth the investment for the thicker Magnum sharpie marker.

the most important point about readability. As your potential customers are whizzing by in a car, they have to be able to actually read your sign. I've seen signs with just ballpoint pen writing and wonder how they expect to receive calls. So thickness of writing, neatness of writing and visibility of the signs are all important factors.

Look at my Bandit sign in my profile picture. I'm getting a lot of calls. But now I stop putting them up when I learned that a fellow wholesaler in my area was fined because of the ordinance here in my city. Blessings to all. LA
