Who usually pays for title searchs..?

While reading Greg's way in the book it talked about getting a 'title search.' ...w/virtually no money and title searchs costing an avg. of $150.00 to $250.00 each...what's a good way to get it paid for by the seller...? ...any gooood ideas...

Not going to happen....

you have a better chance of winning the lottery or getting struck by lightning than a seller paying for a title search on the house they are selling.

Its the buyers responsibility. If you can find an idiot seller to do it, more power to you and let me know their name.


Usually,

it is the buyer that pays for the Title Insurance and hence the title search. However, in some parts of the country, it is customary that the seller pays for it.

The logic is for most of us: We want to make sure that the Title is good so we pay for it as it validates our purchase.

The logic in the other areas: I'll prove to you that my title is clear before I sell it.

You just have to know your area.

BTW, you can do your own title search for free if you understand how the county recording system works. We do all our own no matter where we buy.
