My name is Jose, and I am going full steam in 2011 with some good house deals for cash buyers looking in the Kansas City area. I am also considering looking in other markets in the future, but for now I am tending to my own backyard.
I am also looking to build some good solid relationships with not only cash buyers, but also private lenders in the near future who are looking for good, safe and sound returns on their money.

How can I get the Probate finder?

I have been investing for a year now & cant help to think how many MORE closing I could do with a resource like this in NJ. This is literally a game changer if I can get it!

Have any of you Seasoned Prows out there used these services with success? Most of the posts I have read on this site have been nothing but problems and deceitfulness with the service itself. The Idea sounds good and I would like to use a service like this for buyers and sellers, but I have looked all over the net and have reed mixed views on these services. I liked the live operator ones but they are rather expensive for someone starting out like me.

December 30th, 2010 | posted by dccapitalDon’t be afraid to search for Buyer’s and For Sale By Owner properties on www.craigslist.com, www.loopnet.com, www.owners.com, www.forsalebyowner.com, and DEFINITELY find all the free online classifieds for the major local newspapers and get in the habit for searching the FSBO’s that came out in the last 24 hours daily on all of them. Compare the asking price to what www.Zillow.com has as a value on all properties that you think are good deals, and if there is 30% equity of more, get a contract signed ASAP, but start off @ 60% LTV! This is not to say that Zillow is 100% accurate, but it is usually pretty close. Good Luck!!!

Free Voicemail number for capturing buyer/seller leads?
December 28th, 2010 | posted by thishousebuyerI love Google voice, but the problem now is that I can't seem to find a local Google voice number. Since I moved to Coolidge (AZ) a little over a week ago, I can only choose a Phoenix area code, a Tuscon number with (520) that costs long distance from here (even if it's got a 520 area code the same as mine here), or stick with a (928) area code.
Are there any other free voicemail numbers out there I can try that would have a Casa Grande (AZ) phone number? If so, I am willing to try any. Thank you in advance. (:

How do you avoid being flagged by the community on craigslist?
December 25th, 2010 | posted by sphonyEverytime I post one of Gregg Murphy's ads or any ad period with an image and a number it gets deleted and taken down. I also noticed that there are other post very similar to mine yet they are never flagged or deleted.
Does anyone here know the secret to posting ghost ads on craigslist without getting flagged every 5 mins?

Both complete with forms for collecting the information that I will need to sift and sort the two. Can anyone give any recommendations to, scripts, templates, or service providers who will assist me in this. I know that Dean offered this service in the "Profit.. Right Now" book, I'm just not sure of the quality and functionality of the offering, nor am I sure if the offering will allow me to create two sites.
