I have been involved in different areas of Real estate for quite a while. I have been investing primarily in notes the last 5 years with the emphasis on non-performing 2nds with some very good successes. The note business is very cash intensive. Even though the note business can be very profitable, capital is needed to purchase notes in any significant quantity.
I have done a few rehabs over the years, but have not been quite as active as I would like to have been. I have a contracting business as well which is very seasonal. I am tired of dealing with the stress that comes each slow season and the corresponding financial difficulties that come with it.
I am at a point where I want to get back into real estate at a much greater intensity and make it my primary focus. I am looking to use a mixture of strategies at this time - wholesaling, rehabbing using private money and buying at the sheriff sales to rehab and flip.
I am looking to network with any other investors in or out of my area so that we can help each other become successful. I am also looking for private money lenders to fund the purchase and rehab of the properties we will be buying at the sheriff sales or through other channels.

Strategy for 2013
I am committed to making 2013 my year for major success! I am focused on two areas this year: 1) We are working with a very experienced investor buying multi family apartment buildings in the SE part of the country. 2) We are looking at pre-foreclsoures, REO's and possibly short sales to rehab and flip. I have great experience with renovations through my contracting business.
I just completed Dean and Matts questionnaire looking for area managers. I would kill to get this opportunity in my area. I am 100% confident that I would do extremely well in this position and would be a big money maker for everyone involved.
I am doing the rehab strategy to produce chunks of cash each month and the multi-family apartments for long term wealth and monthly cash flow.
