OfflineHey guys, I wanted to let you know I reached my goal of 20 rehabs done this year! It was my goal that was set last November and I had to have my 20th house closed by October 31.
All together right now I have a total of twelve deals between those that are sold and set to close, those being worked on and those set to close for purchase.
To all the newbies... It was only 2 years ago when I had no clue what to do or how to do it. I heard a saying a while back that "you can dramatically change your life in 4 years, when a goal and plan is put into action". I completely agree with it. I'm 34 years old and as of next spring I will have my $200k house paid off and be bringing in an average of 30k/ month.
Everything, everything, everything is possible... its all a matter of how bad you want it.
Congrats Mark, your story is Inspiring and your right you can do anything you put your mind to if you set goals and have a plan on how your going to get them goals. What state are you in investing in? And are you looking for deals anywhere else?

That's a great accomplishment. You must feel great about that reaching that goal. I would love to hear some details on what you did to make that happen. Are you wholesaling, rehabbing, buy and hold? I always like hearing how people accomplished a goal.

I recently discovered (with my life coach from IE) that one thing preventing me from achieving my goals is setting attainable goals, measuring them, and keeping myself accountable for them. Way to go on hitting your goal...now you have to 10x it for 2013. What you made in 2012 should be your monthly goal in 2013...each month...yes the first time I did that I was asking "how?" Planned it out and worked my plan, made adjustments and you know what...even if you do not reach that total amount each month...you will be closer than if you didn't try.
2013-2016 will be the BIGGEST TRANSFER OF WEALTH in the history of the world...where will you be?

There are enough comments to where I can't answer each one, but I'll do my best to some it up.
Newbies... check out a few of my past posts and you'll see where I started and how I began. Nothing special, just a lot of hard work and I had to swallow my pride, ask a lot of q's and take action.
Currently, things are changing very rapidly for me. Although real estate and flipping is my niche, this next year I am venturing into internet marketing, public speaking and going to start another business. When I look back, the thing I am most proud of is the discipline I had to improve myself. Anyone can flip a house, but when you start truly working on self- improvement you become empowered to a whole nother level.
Next year I plan to do 30 flips. And make 100k from wholesaling.
A couple changes I recently made to achieve my new goal are the following:
- advertising... tv commercials, bandit signs in yards of my houses, a truck fully wrapped and maybe some bulk post cards. I haven't done much of any advertising up to this point because I haven't needed to but for the volume I want to do It will be neccessary.
- realtors... I recently added more realtors to my networking team, each of whom specialize in different areas. Forcloseure realtor, short sale realtor( very imprtant to have) and a side realtor to make lots of offers if thing slow down too much.
- newletters... Im working on building a subscriber list to send my wholesale and rehab deals to. In the newsletter there will be an incentive for people to send the newsletter to their friends and to get them to join up. Imagine having hundreds of buyers or even just people aware of your property to help sell it.
- networking... Im building up a system to work with every professional in the real estate field so I can be there buyer when their client has a house to sale... i.e. estate attorneys, funeral homes, nursing homes, divorce attorneys, etc. etc. I have a list of over a few hundred professional in my excel file.
- raising money... lets face it, we all want a larger piece of the pie. A lot of my deals are a 50/50 split so Im working on building up enough private money to where I don't need a partner at all and so I can actually start lending the money as well.
That's a day in my life:) This life is what you make of it. enjoy it!
