Called Courts, and referred to Assessers office, they say the individual mortgage holders handle the auctions on the court steps. I need to make some money locatihg properties but, having a horrible time trying to get my buyers list going. Can anyone help out there? My depression is paralyzing me.

RBBP says to ask realtors you have working for you to pull a list of all cash purchases in the area your investing. Check the tax records in Phoenix, Youngtown, Peoria to see where the tax bill is being sent, see if you can get a name or phone number to mail a letter or call the person and give them your pitch. Call the people who are making the greatest amount of purchases in those areas first and work your way down. Greg Murphy says to give out your contact info to cash buyers you see at those auctions you've gone to, and at other auctions. Run ghost ads on sites like Craigslist and others. Tell the people who call, the property is not available anymore, but would you like me to contact you when I come across a deal that fits your criteria? Check out Carol Stinson's site www.realwholesaling.com, she has great articles in there about building your buyers list through the internet and a bunch of other great information about wholesaling properties. Run bandit signs around Wal-marts, Mcdonalds, and other big stores, saying 3bd/2bath owner desperate to sell, tell people who call, the same thing as with the ghost ad. Call We/I buy houses signs and give them your pitch. Go to real estate clubs and network with people and give them your pitch. You will find cash buyers at real estate clubs, which is also a great place to get referrals from other investors for your power team. Go to contractors clubs, post flyers, and give out your contact info, some contractors may be cash buyers who like to rehab and flip for a quick profit. Put flyers in high traffic areas when you are allowed, with the same ad as on the bandit sign and ghost ad, and put your contact info below. Handle the call the same way.
