Okay! Last week was a real downer for me and I was starting to think, "What the &*%^ and I doing?" Now that the pity party is over and I have successfully gotten over my first hump, I am feeling optimistic, but scared. I told myself over the weekend that I can do this and I am in the right spot. I did go to a Sheriff Sale last week which was a good experience. Very fast! They sold over 100 properties in 45 minutes. I am still confused about that, but I am going to the next one to learn more and start to investigate which properties I may be interested in. That is another whole can of worms!
I am still working on my buyers list and have a list of other investors, but do not really know if they are REAL buyers so my goal this week is to reach out to them and figure that out.
It is only Tuesday and I just submitted 2 offers. The one was excepted and now I am trying to figure out how to wholesale the deal. Kind of scary. I will post more later in the week on my progress!
Moving Forward
Great for you that you overcame an obstacle and moved forward. keep up the good work.
One question tho...you made an offer on a house and it was accepted, was this a house that you already had a buyer for or you just had a strategy for? These days, getting the houses will probably be easier than getting the buyers based on what other people are saying here. You may want to keep that in mind.
Another thought, if you are at the sheriff's sale, most likely everybody else there was an investor too. That's where you should start. They are your potential buyers. Find out what they are looking for and go after those houses. Doing that should take away some of the fears.
Lastly, Spend more time learning what to do before actually doing what you learn. Once you know the process, the doing is much easier.

Thanks Andy for you comments. I really do appreciate your advice. You are right and I think I am getting ahead of myself. Some of these deals are just so good not to pass up and I was hoping and praying that if I locked up the deal I could get it into someone's hands. Perhaps I should re-adjust that line of thinking. So I guess it is back to the drawing board and to focus on the buyer's list again. Know of any buyers interested in Mountain property in Pennsylvania?

you should be looking for buyers at the auctions, not properties that you may be interested in... Take lots of business cards to the sale and talk to as many people there that you can-ask them for their business cards and give them one of yours. Once you have your buyers, then you want to find properties that your buyers are interested in.
