The ball is moving and I'm thankfull for that but I want to be more and be doing more. I do have some prospects lined up and actually have meetings set up. I am set to meet 2 people this week. Neither deal could make me much money Both very inexpensive houses. But I am trying to see things in a new light and find the good in everything. I am very nervous about meeting them but I figure it like this. I am not perfect and I'm not trying to be I wil be professional and I will use these first couple meetings as practice and who knows I may be able to make a quick $1000 not much but if I had that to put into a advertising budjet I could kill it this year. I don't need to be Rich to be happy I just want More financial freedom. Once I mix a savings and build my credit up I'll be able to start making real moves. I'm signing papers on my first potential wholesale deal hope it goes well. I gotta also get out and put up more bandits boy I've gotten many calls and hope I can make some money
Another way to look at it
Another way to look at it is to ask, where else do you get paid for an education? So you make $1000, $500 or even $200. As long as you learned something and gained experience from the transaction, how much did it really cost?
You're making great progress! Even if you only made one phone call today, that's one more than yesterday and one less than tomorrow you have to worry about.

That is a great way to look at it and that is what I do all the time. I also agree with Mark K in that where else can you get paid for an education. I am learning every single day. I am constantly thinking to myself, "now why did I say that", or "how am I going to accomplish this". But instead of worrying about it, I just stay focused on my goals and just keep going. I move any obstacle that is in my way and keep going forward. Once you get your first deal, it will open the door for more and more to come. With greater and greater profits. So stay positive. It WILL COME!!!

I don't know about you guys but in my life I have meet much confrontation and misunderstanding about what we are doing (wholesaling). It's gotten to the point of being viewed as some kind of swindler and that hurts when it comes from friends and family. Even my real estate agent started out with a bad outlook of this process. I take pride in things I do and am proud to be a very honest person and can belive when people that should be my friend look at me like some kind of joke. I need to stop letting these people ruin my day and slow me down. Outside of the insinuations the thought of people in your close circle looking at you like an idiot hurts even more. Im not sure even success in wholesaling would change their mind but I have to stop caring what they think. I just wish they would have faith in me as a person that I'm doing this carefully and honestly.
My advice
dont tell them what you are doing.
Do everything in secret and then blow them away with how successfull you become!

I have experienced the same things with telling others of my plans and getting very negative comments which are a serious motivation & attitude drain.
So I stopped telling others what I'm doing and went ahead and did it.
That one Weekly Wisdom that Dean did about having negative/positive ppl in your life couldn't be any truer.
I found out that even parents can be detrimental to a point too. Have to distance yourself from the negative and get closer with the positive.
You may end up with a lot less friends, but at least you'll find out who your true friends are.

My realtor friend kept questioning and naysaying so I finally found a new agent. I am also keeping things close to the vest until I make it. Don't want naysayers to throw me off track.
regarding success
All the ppl that are naysayers (to me) won't be told of my success and here's why. When you tell somebody of this nature of any success you have they will cling even more to you until you have a setback. Whether major or minor they will jump all over it with "told-you so's" and other negative comments.
So only tell the positive ppl about your success.
If any of the negative ones ask how's your plans are going, tell them "they're ok", keep it totally neutral, change the subject and/or walk away. Don't feed them.

but I've experienced it myself. And know what else negative ppl do? They'll actually ask for handouts when you've become successful and become super obnoxious when you don't appease them.

thanks guys I had a very bad argument with a friend who was questioning me about the process and the more I talked the more ammo I gave him to shoot back at me. this process is hard to explain to someone who doesn't know about real estate or wholesaling. and you guys are so right I am done explaining my ups and downs to people. I will just be successful in spite of them. From now on I am just and investor and the details are not open for discussion. i'm not materialistic but when i drive up in a Mercedes they can just drool. you guys help give me more courage to keep going. I just met and signed papers with my first homeowner. the house is almost worthless but going back to what we talked about yesterday its an education and when i met the guy at a coffee shop we had a great convo and I hope i can help him sell this headache. he has 8 properties he may want to sell as a package deal after this so maybe just maybe something good is coming.I'm still worried about the paperwork i'm using. I had him sign a purchase agreement and a promissory not for the earnest. is this all i need ? can I assign the property before the close? but im thankful for today and ill just keep on going. sorry for any misspellings.lol

I have 2 properties under contract and I'm working them to the bone. I am not worried about them selling. what I mean is I put my best foot forward and ill live with the results. If I cash a check great I really need it but if i don't then I gained knowledge and experience. I'm in the pursuit of happiness and im enjoying the day god has given me.

ok just to update I have 3 properties under contract and i am about to step up marketing for buyers and sellers if i plan on making money i have to hustle hard! but after reading carol Stinsons blog i heard about postlets and i put my properties in to postlet form and it looks professional and is very usable postlets rock if you have one under contact make a postlet

Thanks guys I appriciate the support. I am using bandits but I need to step it up and put out a bunch more. Walt I would rather at least wait untill I close the deals to post anything more about them and thanks for your support I think it's great that your mom supports you. When I told my mom I was doing this it didn't make much sense to her but she is coming around and is happy that I am starting to make some progress.
I have 3 properties under contract and things are good I have hopes of closing them but I don't need them to close to be happy. I am making progress and I am learning. That is what counts and that's what I can build on. The one property I have is a homeowner that wants out but its about 7k short of a solid deal. I may try to do a lease option or something soon. I have 2 other properties and I have 2 investors interested in each. I have 2 appointments tomorrow morning one at each property hope it goes well. I have an offer on my one property but I turned it down kind of dumb but I know I can make a little more. Will update after the meetings

OK so im pushing this one deal home right now i am meeting the end buyer today and getting a deposit. this deal will only make me $1000 but boy im getting paid to learn this process so I'll be very happy when i cash that check! my road to success has no GPS but im finding my way! i have been talking with the title company and learning the process all in all things are good i wont celebrate this as my first deal until i have the money in my hand. i cant wait to officially become a wholesaler!

I spent months with a Realtor making many many many offers and I just thought it was more hustle than it was worth so i started targeting FSBO deals so much easier Realtor's make everything hard. I got my 3 places under contract from bandit signs they work great that's the only advertising ive used and it works good I may go back to MLS deals but for now im staying away to much hassle for now but once I have more money to play around with i may go back.

Hit a couple snags today have a whole deal structured and it was a fire damaged property I have it under contract for $1000 and have it sold for $2000 the new owner didn't want title insurance or a title search so I sent everything to tile today and found out the title comp cannot close this without performing title search and insurance witch will drive the end buyers closing costs up. I did find out an attorney can do it without all the insurance etc. problem I have is my contracts say it will close at the one place and my end buyer gave me a check in the name of the title comp. DEEP BREATH woo this could have ruined my day but I won't let it anymore I will,just learn from my mistakes and I'm not afraid to admit I've made em. Just moving forward now I'll figure it out

You really find out who your true friends are when the chips are down and most people dont want to go out and help others as we do they like the easy life and thats why they are stuck in there lives.They wont like our success either but they will come around with there hands out when they see we have made our lives better, no one needs friends like them, we want real friends.Keep the good work and things will get better in time, Jim
ok first deal is behind me and im closing in on deal number 2
not counting my chicks before they hatch but im closing in on my second deal obviously there are many hurdles to leap and a month of closing time untill i know if ill get paid but im in the hunt.
oh yea I just got $500k of properties as a bulk deal and im scared and excited i will make a forum post for this

i have closed 1 deal and waiting on my second to finish closing i didn't get rich off either but. I'm sorta lost I'm like Ok I did a deal and I know how to do this but my whole goal was to do a deal just do a deal. OK after doing that deal now im like ready to get paid I know problems still exist with or without money like dean said but Its been a long time a really long time since I even left the house or had a fun night due to how poor I have become mainly due o my medical problems and expensive medicines but I want to create a business machine that works everyday the same i would love to close 10 deals a month would love to be like matt larson. I'm ready and have all the time in the world just dont know how to create a system that becomes a machine! i am creating a weekly plan of action day by day and i hope this will help
