Sent out another 100 post cards to buyers who purchased > 2 properties for cash within 20 miles of my zip code and who have a completely separate mailing address. Filtered out Churches, HOAs, FNMA, and the local County. Have 7 solid buyers on my list now. Goal is SHORT RUN to have 15 buyers; then 25 buyers; then 40 buyers.
As soon as i have 15 buyers, I'll begin putting out offers. Will use the 25 to 1 strategy.

why wait for 15 buyers? you should know everything you need regarding the 7 you have now.
i.e. type and area that they're looking for price range and how fast they can close. you sell to those buyers. put money in your pocket and you're not only off to the races, you'll have buyers coming to you.

Thanks Rob. I have carefully screened the buyers I have now. I was holding off for 15 but listening to you, I think I'll get started in trying to lock up a property to assign.
