I listened to Ali Safavi's video and it makes total sense. I really like his ideas about goals. Has anyone ever used any business plan software? If so, would you recommend it? Did you find it worth the expense?
Also, I'm looking for some ideas for flyers to execute on Greg Murphy's strategy to find buyers with credit challenges and some money to put down. What size flyer (8 1/2 x 11 or postcard), any color or verbiage that has produced consistent results would be MOST appreciated!

Looking for Investor Partners for metro Charlotte flips
There is an abundant opportunity here in the Charlotte region. This city should come back stronger as the economy rebounds from the prolonged recession. Already seeing an uptick in Bank of America & Wells Fargo hiring. Growing Corporate earnings should also boost NASCAR sponsorship which will also help the local economy.
Nice starter homes begin around $120k in safe neighborhoods. Many of the older neighborhoods contain the old ranch style home (3 bedroom, 1 or 1 1/2 bathroom) that makes a perfect, low maintenance rental. Even a complete and total rehab can generally be done for less than $25k - which includes a roof, some re-wiring, plumbing, new windows, flooring, dry wall, a nice deck (since the weather in the Carolinas is so desirable most of the year), complete kitchen re-do and heat/ac unit.
Today, I'm mailing out more cards to people who bought a home for cash and who have a separate mailing address. Goal is to find out if they are looking for more properties or want to make an investor relationship.
