I am the associate. I have 25 properties right now I've already bidded on at very deep discounts (35%-53%). All I really need is the earnest money to cover the group. I've been told there are investors out there that only put down $10 as earnest money (every time)for their deals. If my bids are accepted, investors would start calling me to find more like those. The only things is...I NEED INVESTORS TO BE IN PLACE. If that's something you have, and you're telling me those CASH INVESTORS would in fact, buy those properties from me, then that's great if they are going to be there after the first deal (the one with you). But, to get $3,000 in return for the kind of discounts I've negotiated that creates tremendous equity on each unit makes me want to NOT do the deal. So, is that $3,000 figure your idea or is it coming from the cash buyers'? If those investors are going to buy, and can close within 30 days at a minimum of $7,500 for finding, negotiating the discount, and getting the property under control, I would like to take advantage of that under those conditions with an acceptance of my requirements in writing. It sounds like you are working with a Broker, Realtor or Agent and that's Great!
I would ask about a few things...
How do you know what my cash buyers are looking for? Are they looking for SFH/single family homes? Condos? etc.
What is the buyers formula? What is their ARV lmit? How much are they investing in repairs? How do the buyers handle Ernest deposits? Do they have a inspection time frame?
This is Not a quote but Dean teaches that it's good to know what your different buyers are looking for. If you find different properties you can offer those different properties to the different buyers based on what those buyers are buying.
After one deal finding a property with me you can Bird dog Or Flip and make more money than what we've discussed. Bird Dog directly with them and you are paid more. Flipping would get you 1/2 the profits from the Flip and that ranges from $20,000. and up.
