As a coach, one of the questions I am often asked is, "How do I find an agent?"
Sometimes I think we go into overdrive when we start talking to an agent. We give them so much information that we may drive them away. Remember, they do not know what we know. By and large an agent does not have the same concept of what an investor is as compared to what we know. These differences can scare an agent off because he or she simply does not understand what we want to do.
Keep it simple. Tell an agent we are investors that have success by looking for particular properties. The following are what we are looking for in a property:
1. 180 days on the MLS
2. Vacant
3. The price has dropped at least once
4. The property needs rehab work
Let the agent know that we want to make 25 offers a week regarding these targeted properties. We expect to have 4 or 5 accepted per month. Remind the agent that the properties we want have the criteria we listed above. We are not looking for the cutest and neatest properties. We want it kept simple.
As we CLEARLY communicate with our agent we will help them catch our vision.
Stay tuned. There is more to follow.
good advice
It makes me realize that I should just say I am an investor and looking for the criteria you mentioned and could they please send these to xxx address and see if we can make a few offers this month. Simple, short and the agent won't feel overwhelmed. Thanks. I have made a note of this and will try when I need another agent. Tammy
Good Luck
Keep up the good work. Agents mean well, but often do not fully understand what we are doing.
Thanks,
Roy
