As a coach for Dean, one of the neat things I get to do is talk to several of you each day on the phone. It is always a kick to hear about the success that is going on out there. I get to hear so many success stories that staying up for my job is very easy. The common thread that I find with those who succeed is that they stick to the basics and do not try to reinvent the wheel.
What am I talking about? Maintaining a good buyer's list is one. Having effective agents finding the right properties. Making the amount of offers needed to succeed. Keeping a pipeline full in all of these areas.
It can be done. Work hard and keep to the basics and the success will come. Help is available if you run into a problem. Take advantage of us. The coaches are here for you.

I love sports. All of the great teams in every sport do the basics well. They do the little things well and are often rewarded with wins. The same goes in real estate. Do not try to reinvent what has been proven. Consistantly work and make offers. Always be building a buyer's list.
Keep it up. The money will follow.

Keep it simple when first meeting an agent. Tell them you are an investor looking to close in 30 to 60 days. Tell them you have both cash and lines of credit available. Tell them what you are looking for. (This should be properties that your buyers have told you they want.)
Do not get into talking about assignments, flips and bird dogging. All of this can come with time, but you will find many agents who will walk away because they MISUNDERSTAND all of the above terms.
Finally, get two or three or four agents working for you. You want to get out 25-30 offers on a regular basis.
Finally, call in on the help line and talk to a coach. WE DO NOT want you struggling alone.

Dear Roy,
You are going to be our rock during our journey to our first deal. You sound so calm and focused, just what we need. You said we should get 2, 3, or 4 agents. So far we have found one guy who seems to speak our lingo. We live in a rather small city. Couldn't this be a bit uncomfortable? What is the protocol for number of agents to work with? Does it matter?
