30 Day to Real Estate CASH

I decided yesterday that I needed cash weeks ago. So I am taking the leap an following Dean's step in the "Days to Real Estate Cash." I am working on days 1 thru 5 and I am looking forward to going a step further until I get to the end and I have made my first deal.

I don't have a lot of confidence in what I am doing, but I am sure that if I follow the steps in this book, I will make my first deal within 60 days.

CASH SALES..= cash buyers but you Have to research the property addresses to Locate the CASH BUYERS, Then contact them

You guys are saying the same thing.

When the REA pulls up the cash sales, you will be able to get the NAMES of the cash buyers, but NOT their addresses. You will have to go to the tax records to see where the tax bills or the physical address is of that cash buyer. If they are an investor, their address will be somewhere besides the investment property that they purchased.

Then, when you find their address, you can get in touch w them.

When I said "you guys" i was referring to you and reinvestor42, who posted above. I thought you were questioning what he was saying to you.

If a cash buyer has purchased a property and their address is the same as the property, the odds are that they just paid cash for a home to live in and are not investors. You are looking for investors that may want to buy additional properties.

Many of the LLCs that you see as cash buyers are investors buying in their company names. These you could add to your mailing list. You don't need to market to the government agencies or banks. Many of those are repos.

Any questions that you have are not silly. Don't worry about that. We were all in your position not too long ago.

"Comps"

"Comps" or comparables are a guide in determining what to buy and if it is a good deal

The way to run comps are as follows:

-stay with in the number of bedrooms
-stay with in the number of bathrooms
-stay with in the style of the home
-stay with in 20% percent of the square foot
-stay with in 1/2 mile radius

Finally ask the realtor for recently sold homes in the last 3-6 months if possible
