I figure that by the time I fail 20 times, I should know how to do this stuff pretty well, if not sooner.
Congratulate me, I already had my first "failure." On the surface it looks like I locked up a duplex at 15% below market value and 8.53% cap rate and then couldn't find a buyer to assign it to, but in reality...
1. I created a relationship with my first title company
2. I found 19 buyers for perhaps a future deal
3. I found a real estate agent that is excited to meet me because he needs a wholesaler and he's willing to print all the reports I need - WOW, that's a biggie...
4. I created a website to gather buyer/seller info and post my deals.
5. Met 3 other wholesalers who want to help me find buyers.
6. I learned I don't want to lock up occupied rentals again.

June 2nd, 2013 | posted by bill2658SO we have 1 person looking for a duplex - 1 house and a possible contractor to buy it - a lady we met at Sams Club looking to sell her house - 1 women in 1 of our malls has a store wants to sell her house -another person contacted me from crgslst looking for a house - heres the problem never got boots on the ground training - nothing I can find tells me - how do I lock the seller in the contract -do I need need put money down to hold the contract on the house - and do I send the buyer the info on the house whiting out the address - and if they agree with the deal what to tell them when they ask can I see it - whats next - I'm like missing all the filling that completes the deal -all we need to know is the middle parts the rest is cake

Been working that for 11 days. . It tells you step-by-step what to do and is a very good guide. Moving right along. I've got business cards, I've got a real estate agent, a real estate attorney, and I'm working on a property manager. It's all about contacts and it may take me more than 30 days to finish the program, but I must say I am very impressed and highly confident that this thing works.
