I live in South Florida where the market has picked up. Prices on homes are going higher and higher. And the offers I'm making are not being taken anymore because people are getting close to asking price for their homes. I won't deviate from the 25:1 strategy but I wanted to know around what percentage of ARV should I offer on these properties. Anybody in the South Florida market or a similar growing market who can answer this for me, it would be GREATLY appreciated. Thank you.

I've been recently trying to get my first deal actively. I am having problems finding motivated sellers with little funding to hang up bandit signs. Does anyone have any advice I could benefit from? I am very new to all of this. I have attended Dean's seminars, have my LLC, CPA, PO Box, business phone, real estate agent, etc. But I AM STUCK! I attended the seminar back in March and I feel if I don't do something soon I will lose motivation which is not acceptable to me. I know I need to build my buyers list,(which I am working on as we speak) but I think the biggest thing that scares me is not knowing what to say to them once I do find them, or where do I go after that? I have all the material but have been told we can't learn it all but without knowing it, what do I say? Ugh, I am just at a loss.
