A lady called me about a duplex she owns in Sacramento, CA that she wants to sell. She is in a financal hardship and needs to get out of this property. She said she won't go less than $150K??? The current market value on ths property is 175K-180K. It has tenants in both units who have lived there for 2 years+ per the property mgr. 2 BD/ 1BA/ $900 rent and 1 BD/ 1 BA/ $700 rent/ about 1647sqft. However, this propety is old, blt 1947 and needs some major tlc such as a roof as well as other work seen on a copy of the inspection report. I recieved an estimate of $9,700 for the roof repair and roughly 10K estimated for the other problems.

I assume this would be a good buy & hold property for now, since the market in California is on an up swing. What do you think?

Today I spent time reading 30 days to Real Estate Cash and I'm fired up!

So, Yesterday I started the book and I did my homework; finding out my true why, setting goals and visiting the website, I must say it feels great!

Today I printed my homework page and I will start checking off that list as soon as I have posted this blog (which is my first blog ever).

The reason I am blogging about this is to basically get me out of my comfort zone. I figure everyone that might be reading this has been exactly where I sit right now and can relate.

This is my 1st day on the DG website. I just got back from the Edge last night and I am so excited about going full force in the Real Estate world.

Every Time We get close to doing are first deal and then something goes wrong. Working so hard and Gone as far as we can but still know deal.

Wow!! Just got back from the Edge Event in Arizona. It was Amazing! What an experience to be surrounded by everyone that is a Real Estate Investor with the same goal and the same mind set. Everyone was more than happy to meet everone else it felt like we were in a different world. All of the connections I made with other Real Estate Investors that wanted to connect and look for deals to do together. Even those that had not done their first deal connected with others to help them. It is just so positive so energetic so encouraging so much knowledge and help. Dean was so down to earth speaking with everyone that he could. Carol, Jen, Joe, Ali, Gina, Andrea, Chad. Wow!
