I am doing real estate, but I know I am not hitting the ball as hard as I can. I do a little everyday...but not enough. I know I need to get to the nitty gritty and make those calls, but i seem to always find something to do that i feel more comfortable in, like reading a real estate book. i use the excuse that i am educating myself. I don't know how to get out of this, i just know that i need to pick up speed and stop walking and start jogging, running and sprinting!

t’s Time! For what you ask? For me to complete my first deal and get off the sidelines, stop being on the outside looking in and get to the inside so I can look out. I am going through Dean’s “30 days to Cash” book setting up my marketing and get my leads coming in. I am really excited, I use to be scared to try the no money down strategies in a small town but as I read a lot of post there are some investors doing really well in a small town even smaller than mine and making money. First Deal - Contact Current Owner Question

Hey everybody! I have been a student for exactly 1 week now! Whoo Hoo!

I have a question regarding reaching out to owners that are behind on their current mortgages.....

Does anyone have a sample letter that they have written to current home owners offering assistance? I just want to see what the wording is or tweak an example and tailor it to my situation.

Any thoughts or words of wisdom at this point would be awesome! I am excited about starting this new chapter of my life and I will be sure to share my successes!
