Hey everyone ive tried for months to get a motivated seller and i finally got 10 properties under contract its the same seller and i have now buyers Twincities Minnesota market i need help need my first deal

Tomorrow morning Linda and I are heading for our place in Lakeland, Florida for some R&R. We will be gone for three weeks and that includes the time we will spend at the Edge2013. learning to market my properties

I have two houses on the MLS listed with a realtor. I had them both under contract for like a minute. I was so excited. But then, one of the appraisals came in 30K under askiing price. Apparently this appraiser was too busy to do a goo djob so he took my purchase price, added my estimated rehab costs and stated that was my value for the house. I am thinking he didn't use the same comps that me and my agent used...most likely used short sales and bank owned.

The lender refused to tell me the name of the appraisal company they used. The buyer offered that information to me at the cost of the appraisal (450). So, it's back on the market. I am thinking that I may not use a realtor in my next sale - what do you think????

Had a busy day yesterday. Checked voice mail and wasn't impressed but understand having gmail involved helps keep the city from tracking you down by using your phone number they find on the bandit signs.

Got a b-card from Mom so I can use that as a template to order some for myself.

Didn't get to recopy Matt's info. I have a LOT of work to do in that area to get things in some kind of organized and logical manner. The information is out there but not in any manner for me to readily put my finger on it when I need it.

Didn't blog yesterday. Too busy. Read a little of the book but was too tired to comprehend it so I have to go back and re-read it.

Lock and transfer

Can anyone help me. I am want to lock down a piece of property that I found and transfer it to a buyer, but I don't know what form it is that I have to use to do this. Thanks in advance for the help and hope everyone is doing great. If you never give up you will always succeed.
