making the first step

December 14,15 and 16, 2012
This was my first workshop and I found it very interesting and rather fast paced. The mentors that week-end were informative and helpful.
On the down side I could not afford any of the packages which is the next level up and the months buys in Vegas. Oh well so I have to start on the bottom. No big deal it just makes me want to prove to myself and one of the speakers that I can move forward. I'm a combat female veteran; I didn't run then and I sure not running now.
It would be very nice if Mr. Dean had a class for "Birddog" for those of us not rolling in money to keeping buying packages. I would beg borrow or steal money for a birddog class if it was say $500.

PROGRESS!

I finally understand the necessary contracts I need to close on properties. This is a must, and is definitely a huge milestone for me. I already have properties lined up and plan on doing my first deal by February. I've been working to get everything set up for a smooth deal, including: realtor, title co., buyers list, and mortgage broker. I'm short on money right now but I'm working on creating a website (through Wix or Vistaprint), business cards, flyers, and a few other things. I recently learned that a real estate attorney is a must for assignment deals, and a title company cannot substitute this position, so I'm working on finding an attorney. I'll be wholesaling in Fort Worth (Tarrant County), Texas, and look forward to working with other investors in the area.

Got sick coming home from the Summit

and it's been a you-know-what going to work & trying to get anything else done. I spent the past 2 days in bed with medicine. I am overwhelmed because there are multiple companies & things that must be done but I'm not sure where some things are.
1. I MUST complete, execute NEW property mgmt agreements for 3 properties I bought at the Summit.

Problem: where are the template forms for me to get this done?
I'm going to check in the Veil package, yes, the blueprint is another thing I must complete asap & get started!

Problem: I'm confused. Ryan sent emails saying I need to get insurance on these props by closing yet Lars said they are covered the 1st year. I am sick & have no idea what to do about that.

Anyone know a lot about real estate laws?

I keep getting people asking me to help them sell their house. Is it legal for me to put an ad on craigslist, show the house, find a buyer, then put it under contract and assign the contract? Any help would be greatly appreciated!

Documents

Not able to open up the documents such as finder agent, powerletters,and the find buyers list. Please helps with opening up documents. This is my first time and am following the 30 days to real estate cash.
