About Me: 

As promised, I made it. My laptop got a virus, further making things difficult. I'm returning to r.e. investing. I built 2 homes in Oakland & El Sobrante, CA. in my past with my ex husband. It is my desire to be self sufficient & supporting, COMFORTABLY, including health insurance! So much changes yet I still intend to have 2 commercial props for my retirement, if not MORE. I must be self sufficient as I have no parents & only 1 older sister that cannot help me. I will elaborate in the future. Tired now & must rise at 3:40am, twirly!!! When I get going in r.e. investing, I look forward to getting up around 7am. ha. Maybe 5:30a on all gym days... I wish the BEST for ALL of us!

I love to think up ways to help our society! Like"Kona's blend" a dog food I created out of fresh ingredients but need help to figure a way to allow the recipe to be canned so it can be retailed for convenience. I must say the daily chopping, mixing is time consuming, BUT it IS great for dogs' coat, breath, skin & digestion! Also I was working on recipes for diabetics & others that cannot have sugar but still would like to enjoy sweets. I have a carrot cake recipe from my Great Gran that I've converted using stevia powder from India, rebaudiosides 80%, that allows those that cannot have sugar eat sweets. Yay! There are many other ideas... I also LOVE writing, singing, collaborating musically with locals & hope to do some films... SO hard to write a paragraph to describe a lifetime. You will get to know me, right?

Overwhelmed & got sick on way home from Summit

I'm afraid I'll miss deadlines. I bought 3 properties. Ryan said I need to get insurance. Lars said the tax & insurance is paid for the 1st year, I need new property mgmt. agreements but not sure where the forms are & I am still sick. I am alone. PLEASE help clarify where & what to do...I don't want to mess up just getting started again.

I've had a bit of uncertainty concerning the props I got at the Summit this month. Affinity tells me they are all under insured. Meaning if there is a claim, I will be penalized & not receive enough to repair/replace whatever. I'm now finding out how much more it will be to be covered as one would expect. I also didn't see part of the property direct voucher credit on the 1st set of closing docs. I also found out the 1st property is vacant and has almost $4K of old tax bills. I spoke with Lars & next week he'll look into it. I am trying to be an educated investor & make sound decisions. I am a bit concerned but I am TRUSTING this group and its' affiliates to help get me on the path to self support & financial success. I am alone in this venture & cannot afford to make mistakes that cost a lot. I ponied up the bulk of what I had to get the education, training & startup properties as well as the asset protection. I have recommenced this journey and had a lot of fun teasing Kory at the Summit. May this be the 1st of many posts. I want to say I am making money, paid back all loans & myself and am on my way by this time next year. It should be interesting. I will accept ALL help anyone can provide. I'm not 20 but I certainly know knowledge can come from any source. Bring it! I REALLY want to leave my job by July 13th! You see, 713 is my lucky # and is the day I agreed to start the job in 2006. Hope I didn't bore too many people. I'll try to be more specific as I go along. Right now some agents are telling me there's little inventory & it's getting snapped up by private venture firms. We will see. Gotta go. Be well all. Laughing out loud

Hey Valerie-

If you read my post (last or nearly) under Dean's video about his daughter's race you'll prob. understand why I've been a bit sporadic. I agree to have a schedule but I live alone & had a string of bad luck as well as the 3 rentals I've been trying to close on since December's Summit! I am focused but work & had to deal with habitability issues in the fixer I live in. I appreciate your caring & I'll try to setup a regular time to write. I also got a computer virus & had to find/remove/fix my laptop. Now I have yhe state of CA on my back to get the 2009 corp. tax return & my personal amended done before they keep my refund! I have a "forfeited" S-Corp in CA, although it's incorporated in Nevada. In 2008 I was in a motorcycle wreck that left me bedridden & needing a few surgeries. It took me until 2010 to walk halfway decent. I bought my fixer in 2009 on crutches, so I think you are getting the picture. It has not been easy, nor has most of my life so far. BUT, I am working HARD to change that! I must get the Alabama prop. mgmt. agreement done & returned, get the closing docs & complete them & complete the asset protection blueprint with Veil as I have no main Corp. to list on W-9's! You are farther down the road than I so I truly appreciate your even taking time to write to me. THANK YOU! I am starting slow but once these hurdles are overcome there will be no stopping me! God bless you & may 2013 be our best year EVER!

Hi All.

I've been making BIG changes and making some progress. I don't know how to update the "Sites I visit" thus it isn't updated. I've been working on my positivity, turning problems into goals, am becoming more focused & determining what I need to do to chip away at each goal. My biggest problem right now is that the properties I bought at the Summit were sold to me at a price $10K or more than value. Thus the 12% interest only bridge loans are killing me. I don't know where to look for a lender that will give me decent terms to get these rentals into regular loans that will pay down. There have been challenges but I will keep asking for help until I don't have any questions. Ha. Hope all are having a great summer so far. Onward & upward!

No one learns without asking questions. REI has a lot of info to learn. I ask questions all the time, and someone always has an answer to share. Keep asking!!!!

I just came across your interesting investment stories and all the great information you have shared! Wow, you have quite a resume to include: all of your knowledge, skills and abilities. I have learned a few things already form you. I am really interested in meeting with you (maybe over coffee) to discuss many things, but one in particular are the offerings at the Buying Summits. I believe you have already some of the steps I want to in securing asset protection and the details of some of the properties you have purchased from the Summit website (I continue to receive almost weekly). Did I see that you live in or around Concord, CA?
You sound really positive and really focused on what it is you want. I want piece of that!! Talking to you soon, Jeff
