It has been a great journey so far. I have learned a lot so much in the last few months. I was able to put out the 25 signs. I was able to get one caller from that. I found what I thought was a great real estate agent. She was a great help for 4 days. I was able to get a taste of working with a agent. Then I had to let her go. I was able to see the MLS list for the first time. That was real cool to see. It feels good to start taking action and move forward with this. I was able to pick up 2 more agents. We will see if they are welling to work with a aggressive investor. I then drove around with a friend. We started to look for FSBO homes. We got to find about 7 homes that are FSBO. I was able to get a list of homes that were bought with cash in the last 90 days.

just got back from the seminar!!!!!!
October 18th, 2012 | posted by JWL06just got back from one of deans seminars, a lot of the blank points were filled for me and its awesome! knowledge gained is power! 30 days to real estate watch out here i come!!!!!! ... the only thing i was down about is i wish i had the 2 grand to go to the 3 day work shop so i could be shown sep by step through a first deal of my own with people who have done deals. but i guess a little extra work on my end to try it all out and find everything will teach some lessons

Need Advise QUICK
October 17th, 2012 | posted by ESGHey guys, so we are working on a deal and need some advise. We have been working on a REO (double closing) deal, we received comps from our realtor and ran a few of our own, ran the numbers and submitted the offer. It got Accepted, YAY!! As we were prepping the email to blast this to our buyers we realized that the comps we used were mostly about a year back, with only one recent sale...we are worried that if we market the property to our buyers with the comps we used they might not see the profit and in turn might not think we know what we are doing (want the #'s to make sense.) Can someone give us some insight? Should we just back out of the contract?

October 16th, 2012 | posted by joolsHello everyone, well, its been 6 days since my last blog I wrote. Here's an update on my adventure of REI. I placed ads on a while back, upillar, & backpage.com and got no results or response. My ad reads "I buy houses any situation, any condition. An ad for sellers. The other for buyers. I placed and ad for sellers on Craigslist too, but no response either. 
Ok, I might have to join a REI club. I have to pay 100 dollars to join. Thats the cost in my town. I will speak with people there and see if there are other investors there, to ask how are they finding there sellers. Basicly, networking. I'll make sure to have my business cards.
