Love real Estate. New to wholesaling this year. Learning a lot and have more to learn and get on that "done" list! Next step is a great mortage broker Hope to get to know alot of people and friends we've met on here.

15 years ago we begane a ministry to help small churches do things that ussually only big churches could do. Dramas, Musicals, Choirs, dance groups etc. a few years into our ministry we were asked to help in Nursing homes and hospital chaplaincy programs. We became a 501(C)3 in 2007 and have had a great ministry. We see a huge need to help Pastors and Christian workers both full time and lay leaders find a retreat. well we found a place and negotiated the price down from $425K to $275K. We thought we were already to go but now have hit a brick wall after we have invested over $15K into the property. We can't find funding that we can afford. funding under 5% for 15 years.

Still at it

Hey its Martin again. I have progressed so much since my last blog. I have met and worked with 6 real estate agents, out of all of them only one was willing to go above and beyond for me. I am going to go look at 8 properties before submitting an offer. Joe Jurek told me to not do blind offers in the beginning until I get enough experience with making offers. So that is going to be tommorrow and my buyers list has grown a bit but to be honest I should be working harder on it. So today I am going to build my buyers list by calling for rent ads. So if anyone is a cash buyer here I will be more than willing to unload my properties. I cant wait to get one of these properties locked up and make something happen. One step at a time.

Got a deal under contract but was not able to sell it because of various issues. Learned a lot in the process. Now I am starting fresh over but will institute changes so I will not have this down time again.

1. Will be interviewing for Real Estate Agents again. I will have at least three getting 10 properties a week for me to bid on. I am doing this because when you have only one agent when your one deal falls through you are then at the mercy of that one agent to get inspired again to send more deals your way. With three agents I will always have properties to bid on and multiple deals going on. I will then always have a team of people working on the most important aspect of this career--getting the offers out. Everything else stems from that.
