Other than hooking me up to MLS what other assets do realestate agents bring? Are all agents using the same report city to city?
on our first homework assgn we were to call realtors, on my third call the realtor told me she had a SFH for 100k needed 50k in repairs and the ARV was 235k. i did my homework to verify the numbers, BTW the property was not listed on the MLS. I put a contract on it for 85K last Friday, found an end buyer for 120k and was ready to go. Wednesday she listed it on the MLS for 85k. Needless to say my end buyer backed away, is there any way i can pursue other end buyers. can anybody advise me as to how to pull this rabbit out of the hat

Hard Money and Bridge Loans are needed in today’s market. Many hard money borrowers cannot obtain financing elsewhere because their projects are too speculative or their credit is questionable, and this where short-term financing can assist these borrowers until they stabilize their project/property and it becomes bankable.
Hard money loans are funds, typically from a private lender, that are backed by the value of the property, not by the credit worthiness of the borrower. Traditional banks put more emphasis on a prospective borrower’s credit and a future development’s income projections. Most hard money lenders assume they could end up owning property if the borrower defaults.
Ok, I just found out that the REI club has meeting on every third Tuesdays of the month. I missed that window cause I was scheduled at my other job. So, in the mean time, I cannot pay the 100dollar membership just yet. My roommate just gave me thirty days to move out because he just found out about his moms visa that she can stay here in the states for 6 months. They are from Korea. Been a long time, well it seems that way, was on our way to a deal then...snag...R E A. No biggie though, we have decided to take this weekend and start fresh with the new resources we acquired Thursday. Get a new team and go from there and start making this a business and quit being scared. I went to an investors meeting and YES they are worth it because of the contacts and resources you get just by being there. Well have fun and I will be back soon.
