I just found online a property w/c has been for sale for about 460 days built in 1977, for 62k. How do I start? It says buy as is but apparently it needs major repairs. The location is nice but the property seems to be really inhabitable. I have been reading my 1st book PFREN and most posts and blogs here everyday. I need help, don't have money to start but have been excited to do this REI. Thanks in advance for the help.

I had my newly rehabbed fix and flip property listed on the market this morning and have a full price offer this evening! Woo Hoo! How fun is this.

that it had been that long since had been in here, writing in my blog. I've been so busy, I didn't realize this was one area I had been neglecting to take care of.

It's for sure that when you have a large family....you can get wrapped up in all sorts of stuff.

At the present time, I'm working on my buyers list every day. I totally get it, that this takes work- especially in the early stages...with all the different aspects of it. I'm continually learning new things and striving to make things better for myself and my family.

Baby step are what I'm working on...but as we all come to realize....we don't stay babies for long. With my "WHY" in check...goals are set- it will only be a matter of time before the rest will follow.

Hi, my name is Sheryl Marsden and I'm from Iowa. I have been looking for someone from Iowa to mentor me but seems like a closed circle here. Lost my job in 2009 and need to be bringing in money. I have always been interested in real estate but never seem to get off the ground. In November I went to a local county office (Linn)to get a list of tax sales and found they don't keep a list until you pay for them to make you one and then it's just trailers as the county atterny buys up all the houses before they go to tax sale, but I couldn't get that list as it's not avalible to the public (per the office people) so was stone walled to the max,I desperately need a person that knows the ropes to get around in the closed investment area that is Iowa.

Currently finishing up the rehab on our first short sale purchase. We will be holding this one as a rental. We also just put new lease/option tenants in another property. We are closing on the sale of one of our fix & flips within the next 3 weeks and we have another offer accepted and should close on the purchase of that by the 1st of August. We also just cleaned up one of our rent to own props. that the tenant buyers left and will be filling that on a rent to own soon So,super busy with this and also finding time to enjoy summer.
