they tell to go on the county website. but i dont know how to navigate from there.

i need to look for properties in the santa clara area and get info about the owner and the loans and stuff.

can anyone help? does anyone on the DG community live in the bay area?

Seems like i am stuck with REO properties.
i am talking about the CA market. more in the bay area near san jose, santa clara side.

Banks here are not letting off properties at discounts.
they are selling at almost the market value.

any tips on how to deal with this...

What happens if you get an offer accepted but can't find a buyer for that offer? How do you back out of that deal if you don't have the money to buy the property?

Also, do we look at each and every property we make an offer on?

How do you buy site unseen? Especially out of state?

When bird dogging do we make the offer and hand off? and when handing off the deal, how can you ask for a fee before handing off? what if buyer doesn't buy?

Starting from Ground ZERO

Hi everyone, I am just starting out. I am Here in Southern California, a great pace to start out. I have been listening todean for about a year or so and finally went to a seminar. After I saw that I couldn't even afford the three day class ands was so disappointed, I was reawaked to a new day. I received the call ssaying that if I wanted the course and everything I could get monthly payments. Thank-you Dean... I have the pportunity to get started. I am excited and as I am reading, watching the dvd's and doing the workbook, I am making and posting signs, making my business cards and handing them out. I am a bit fearful of asking a real estate agent to be apart of my "TEAM" Why would he/she be wanting to help me out?

Hello everyone! I found a great 3 office/1 floor bldg and I finally got the nerve to pick up the phone and call both owners (divorced) and their attorney as well. The ex-wife is willing to assist finance her 50% share of the property and when I spoke to the Mr. he was shocked!! But is willing to cooperate if the price is right.

Details:
3 offices in 1 dwelling, parking for 29 cars,needs at repairs between $25k-$35k, and the asking price was $900k 4 years ago. Asking price is $500k.
The location is a great vicinity that is 1 mile from a major hospital in central Florida and highways, very busy vicinity with offices all around.
