I put in my first deal. I sent a letter of intent and it was accepted so today I will put in the contract. (If I can get a letter of credit) I hope it goes through. I stand to make good money on this deal. I got the house for 19000 and it is appraised and assessed for 51900. It needs new carpet and a/c repair but other than that it is good. Wish me luck.

Next, each answer should read like this:

Example of process:

copy and paste (change "Q to A")

This was basically my RE day:
I answered my emails and PMs
I think I posted to a journal (can't remember )
I pinned my cash solds and active listings.
That took almost all day and night because I was having Google Earth problems. I finally figured how to outsmart the problem but it took more time.

Can I be the cash buyer
September 19th, 2011 | posted by cantstopmeI've gone through the 2010 and 2011 The Edge home study course and am reading 30 days to real estate cash. I'm confused at what to do because I have the cash to put down 20% on a few deals. Everything I'm learning is to find cash buyers, but I want to be the buyer of REOs, rehab and rent. Is there a reason why I shouldn't do that; maybe not as much profit? I'm on my third offer, haven't closed a deal yet, but only 22 more offers to go.
If anyone has some insight or is in the same boat I would love to hear from you!
