Waiting Game

Well, I'm supposed to have a list coming, but no sign of it yet, and the investor's meeting was a flop. Nobody showed! I suppose it should be a waiting game, patience usually pays off, but I think I'm going to call a couple more real estate agents over the next few days, and throw some ads out to try and get some investors. Patient and me don't really go together. Oh Well!

Crazy Schedule!

Well, I've contacted my first real estate agent, and she's supposed to be emailing me a list of what she has. I'm thankful she was willing to work with me because I sounded like a total airhead on the phone. Sort of embarrassing, but she walked me through everything, and I've got deals coming! I've also scheduled a luncheon with a real estate club for Friday, which means I'll get about four hours sleep Thursday, none Friday, and about six hours Saturday if I'm lucky. And I'm thinking about starting the day 11 section of dean's book, and it's only Wednesday, which would put me at six hours sleep today. What a pace! If I keep going at this rate, I'll be ready to close a deal by the end of next week!

They're here!

My books finally came in! I'm so excited and I've been studying and working for about six hours straight, but unfortunately I have to go to bed so I can work tonight. My only problem now is I'm freaking out every time I look at the phone. Totally did not see that coming. Anyway, I'm following the book to the letter and I'm going to make the phone calls tomorrow morning to get my seller's list and get started on my buyer's list. I know it's pushing, but I want to finish a chapter a day and have my first deal in the works before I finish the book. Right now I'm on the yellow one, 30 days to real estate cash, to get me started and begin building capital. This seams so unreal it's not even funny. Everything could be changed in a few weeks!

Oops.

Well, my loan company was a scam artist. I am not proud to admit this, but I'm out $350 and trying to get my personal information off of the internet. Stupid me!

Maybe, Maybe!

Things have been interesting since I posted last. The truck I was going to use laid down on me, but I got another one(way over priced, but the would finance it) and I may have gotten my hands on an $8,000 dollar start up loan. If it works out good I'll let anyone who wants to know the company have their name, but I won't recommend them until everything's said and done. If I get scammed, I don't want to set anyone else up for that. I'm planning to use it to buy a two bedroom I found which isn't supposed to need too much rehab. Looks like I can flip it for around $12,000 profit. Fingers crossed! Still waiting on my books, but if this deal works out, I'll have a good jump start anyway, and maybe be able to pay off some of my rapidly expanding bills. Wish me luck, and happy hunting!

They're everywhere!

I've been finding great deals everywhere for the last few days. Haven't got a buyer's list or the books yet, but this gives me so much hope for when I can start moving on them. I've found a couple of real estate clubs in my area, but it looks like I'm going to have to go to Indianapolis to find the ones with the big money. Don't know if I'll go soon or wait till I've got a good start. Bet I could learn a lot in Indy, but it's a three hour drive from here, so I don't really want to go until I at least know the right questions to ask. I am starting to put up a few ads for bird dogging, got one on this site actually. Guess I'll see how it works!
