Day 11 (plus recap of Day 10)

I was away doing viewings all day yesterday and didn't get a chance to leave a blog entry.

It was a long day.

It was my first foray into the real estate paradise. It went well overall. I was just shocked at the state of some places and the fact that they still have such value! Why on earth has it taken me so long to get into this business, when I've always felt deep down that real estate was a perfect fit for me? Fear can really set illusions in one's mind. Thankfully, I've sent fear and procrastination packing!

Day 9

Day 9 and so much has changed in my life. I have been on the phone to two buyers. One is an REA and wholesale buyer, another is an investor looking for properties where I live. They are both go getters like myself and seem very serious. I have inadvertently found a potential new agent through my recent ghost ad. The other I found through asking a question on a website post, we spoke earlier today. He is seeking properties and gives 10k on assignments. Perfect!

I have set up viewings with my REA for tomorrow morning so that I can meet up with him and get a feel for properties on sale.

I can taste a deal! I really can.

Day 8... Ghost Ads Work!

I placed 2 ghost ads up on Craigslist yesterday. I have had interest from buyers over the past 24 hours. At this stage I am trying to work out if they are direct buyers, investors or realtors so that I can approach them properly. One says he has cash but not for the full amount and didn't leave a number - he seemed very interested. Most have offered phone numbers.

I am contemplating how to get back to them and get their blessing to inform them about future properties. I do have upcoming viewings on properties with my agent, similar to the ones they are enquiring about that have been on the market since last year December. I feel that I will be able to facilitate deals for them.

Day 7 - Buyers and Realtors

I received a voice message from another agent I left a message with last week. Unfortunately, her mailbox is full so I'm unable to get hold of her. I'll try again later.

I have just finished ordering business cards. They'll take a few days to arrive. I am contemplating sending out the introductory letters to recent buyers without the cards, as it'll be a while before they arrive. I live in a rural area. There isn't anywhere I can get some printed locally so I think this may be the best way to go. I don't want to lose momentum.

Day 6...

I located a street map, I have a long list of recent sales and addresses and I am going through the records system getting the names and property info to add to my new database.

After seeing the value of the properties compared to what the buyers paid I'm kicking myself for not jumping into this game sooner. Oh well, nothing before it's time I suppose.. I'm now ready to make up for lost time.

I have a potentially good list of leads to get through and I shall look for some real estate clubs once I have sent off the letters.

I have just received my first list of potential properties

Now what??? I have jumped right in, in blind faith. Within 2 hours, I made calls and now have a set of listings. Looking at the listings, I realise that I have no idea about the jargon, whether or not the properties available are suitable for my mission, I cannot say at this point. All I can ascertain is that the listings are exclusive to my agent. He has supplied further info on other properties.

I suppose I'll have to read the next phase in the book to know what to do with this info. I'll get the kettle on and get cracking. I won't lie, I am excited that I am moving forward and I took a leap of faith in myself and DG! At this stage, the outcome isn't as important as the boost my confidence has taken.
