Hudson Valley is about 1-2 hrs away from me, I think. How far are you from Albany? I think I can make it a hot market there. I also know an agent that covers the Bronx, Westchester, Putnam, and Dutchess counties. Don't know if that is near you. Lot of great deals upstate I think but I haven't done my research there. Just been hearing from people I networked with and sometimes run into those deals but they are too far out. Give me a holler too.

Think I'm about to lose a deal...
Hello,
I just started reading Dean's book. Used the last of my money to get the course. I was telling a co worker that I was starting to invest in real estate and he stated his current landlord is losing is home and needed to move back in to the rental. The co worker has to move out shortly, he is interested in a lease option. He has $1000 down and can pay up to $900 in monthly payments. I only have about two weeks to before he just rents another place. What should be my next course of action? Since I have no money and my debt load keeps me from qualifing for a loan. Thank you in advance for the advice.
