I just completed Dean's book, Your Town Your Real Estate Profits. I live in Northern California and looking to start out small by doing what Greg Murphy did, also assignments as well as. I have joined REI and **** and have explored craigslist. I wanted to know if anyone would know of an real estate

HELPING A FRIEND NEED YOUR HELP

I have a friend who mom passed a year ago who did not have a will and she left behind two daughter's who are now making the mortgage payments of $2100 a month the house is upside down at $389,000.

The house now is only worth $305,000 the mortgate company sent them a letter stating they can get a new loan that will bring the mortgage down but due to mortgage being in the mother's name they can not get the loan changed to lower the monthly mortgage.

What if any can they do?

Also one of girl's don't work and they are 3 months behind in mortgage right now.

Looking To Buy Property For $90,000, No Money Down

Hi DG family, I have a person here in my city of Fairfield, Ca. who needs me to find him a property
out of town for $90,000 and zero down to own. Guess you can say I'd be bird dogging for this person and he said it doesn't matter how many bedrooms or even just one bedroom is fine. I have thought of contacting some real estate agencys here in town and looking to find one in this price range.
Please someone who has had the experence doing one like this, fill me in on exactly how you went about it from start to finish?
It would be my first deal and I can't put up the money
myself, so it would have to be 0 down. Wouldn't I put buyer and seller together and see how it goes? I could
really use any advice how one of you more professional's would go about this from start to finish.

very confused

i am a newbie and have seen and heard more than plenty of thoughts and comments and examples of ways and deals one can do to get started. there seems to be one common link to them all which is having some sort of business structure defined and operating that facilitates obtaining financing for a first deal. how does one who has ZERO money, no formal business structure and bad credit obtain any financing to do a first deal and/or set up a business that i can use to get over the "first deal" hump? can someone please point me in the right direction? i seem to be just running in circles and going nowhere fast!

listen up people, dean has said his good friend is T.HARV EKAR who is also a millionaire, well after looking into him turns out that they seem to have alot in common. they both sell books and home study courses and give seminars, all of which costs a fortune but it gets better, one of ekars courses is about becoming a marketing genius and how to pick the right topic to pitch to people and SELL to people. both of these guys got rich from marketing & SELLING to people there pep rally pitches, now that's why deans asking for all of your friends and family's email addresses..get it. these guys don't deserve this much success i'd rather seek advice and wisdom from any businesss owner or actual c.e.o.

I have a few questions

I receive a local newspaper and in the back there are Public Notices such as "Fictitious Business Names" etc, there are also "Notice of Trustee Sale" it lists the property address, how much is owed, the owner and when the auction will be. Are these foreclosures, preforclosures? Where do I find the forms for Investor Disclosure Statement & Sellers Acknowledgement, the Property Disclosure Statement and the Discharge of Purchase Agreement AND last but not least. How do I find a decent RE Attorney in my area besides thumbing through a phone book?

I have a lease-option question.

I came across a motivated seller that would consider a lease-option. Area prices are $183-207K. Asking price is $187,000. Property built in '81 so it needs approx $30k to update. I want to be able to assign it if I have to. But plan to actually live in it while updating it. Renting out my current house for possibly a small cashflow.With no cash and poor credit, how would I structure this deal as a win, win with minimal risk to myself? Help! The owner is ready to go!

I am in San Diego, CA. I can provide clean REO tapes for investors. I have the relationship with the asset managers and asset disposition companies for banks directly. These are clean tapes of properties that HAVE NOT hit the market yet via MLS or any other agents.

Hi everyone! I've just started with DG, finished reading his book (for the 1st time, probably will read it about 6 more times!). I have started canvassing real estate agents & mortgage brokers, working on my buyers list, etc. but,,,, I've been eyeing investment properties in the area before even purchasing Dean's book and within the last week a gorgeous 3 unit / 2 car garage property came up for sale. The property has rental income of $2550./mo with "owner finanacing" available!
