Dean, first I want to thank you for your weekly words of wisdom. They are a motivator for me as I am sure for many others. Second, I apologize for the length of my post. Thank you for the gift of opportunity to work with the best of the best. I am a real estate broker as well as an investor and my name is Ruth Dean. My husband is also a independant broker and we have been investing for 15+ years. We decided we needed more education to build our security for our future as well as the future of our children and grandchildren or anyone who may need our help in making a difference for their future. We joined the DG family and recently met Dean at the Buyers Summit in Nov. We live in the Raleigh/Research Triangle Area which is known for some of the best collegiant schools, Duke, NC State, North Carolina State. We have many areas outside Raleigh that have much different statistics and could be a better investment. We invest in the areas outside of Raleigh and have purchased several homes for .55-.65 cent on the dollar and rent for $900 a month. These houses are typically 3/2 1150+ sq.
Raleigh is a great place in expand your portfolio!

Eugene is the home of the U of O. Unemp. has gone down. Eugen is an excellent area for rentals. We have been doing trainings since last spring with Dean. I retired early so I could put my retirement money into a business for my partners and I to follow Dean's teachings. A big part of the money has gone to trainings and Insider Elite memberships. We are still working on our first deal but are definitely not giving up. We have found some really good deals but have had trouble finding buyers to make it happen even though we have gone step by step through the program. We hope you will consider our area. I do have a full-time position, but my finances are in need of a major cash flow infusion to shift my finances in a positive direction. I am taking advantage of this opportunity and submitting the information you requested in hopes it is a workable area, and to see if I can qualify to be an Area Manager. I know that I will need your guidance using your bullet prove process - your blue print – to help me be a kick butt Area Manager for you both and the Team!Smiling

Also, I would like to help my community by connecting real estate investors ( Dean and Matt) who would like to add to their property portfolio (rental properties), while renting to people who are unable to - or who are not interested - in buying a house at this time.

SoapBox: There seems to be more people looking for a place to live -perhaps due to the foreclosure or other hard luck situation - and not enough (SFH) properties available. The problem: Local Property Management Companies and/or Owners will not rent to “risky” people even though the applicant may have steady employment / income.

My thought: Rent to individuals with steady employment / income, but as a security measure for both parties, stipulate in the lease /contract terms: rent amount; security deposit; length of lease; and anything else needing to be included accordingly. In this way it minimizes or eliminates “risk” while providing a place for the person to live and the property is not empty causing blight in some instances to the community at large.

I am just sayin’. If there can be auto companies willing to give credit to people with “bad credit” then there should be a similar business in place for housing. I just see too many empty houses and Property Management or Owner either asking too much for rent or not willing to give a person an opportunity to live in a house.

As a Property Owner, the advantage is that you will still collect money, and have someone to maintain the property until either that tenant establishes themselves enough to increase the rent and/or become eligible to buy the house themselves and/or the Property Owner sells it to another person/entity. It could be that the Property Owner may also feel good about helping someone in dire straits. Whatever the reason, I think renting to someone is better than to let a house be empty for extended periods of time. Thank you. I am taking action and plan on crushin’ 2013!! Smiling
