I live in Jensen Beach (34957) , Florida. Port Saint Lucie is the town/county that borders mine. The town is growing (8 zip codes)and has properties ranging from $50,000 to where ever your lifestyle takes you. But it's mostly a town full of working class families and an investment opportunity.

I have been getting things started in CLARK COUNTY INDIANA.
Indiana became a right to work state in Feb 2011 bringing growth to this area located near Louisville KY.

Unemployment rate:
Feb 2010 11.3%
June 2011 7.8%
Sept 2012 6.7%

Current average cost for a 3 bedroom is $110,000.
I can tell you from working out there for the past year you can purchase rentals very cheap with little repair, there are also a lot of total rehab houses. From bandit signs I have used there is no shortage of people wanting to rent.

Rents vary in Clark County but range for this price house $760-$1,000.

Indiana is among the states with the lowest property taxes. Average property tax for a house costing $110,000.00 is $948.

Days on the market for a 3 bedroom 115 days one of my agents said.

Hi everyone! It is great being able to see all of this "real" Real Estate data. Truly gives a picture of where things are at around the nation.
I am a professional RE investor that travels along the Western Slope and Front Range of Colorado, as well as into Southern Wyoming. I've pulled info on towns along the way as I am easily able to view and look at homes in these areas. Having lived in or near all of these towns makes me very familiar with the markets as well as the desire-ability of the neighborhoods.
The data is for VERY similar 3/2 SFH, 1200 SQ Ft with a two car garage. This seems to be the typical homes that are always rented in our area.

Average rent in 60563 is $2214 for the Naper area $2632 Its $1.02 per sq ft.as an average.

Taxes average $2600 in 60563 and in the Naperville area including the Will Co. part $3300.
