Location dictates this one. Rents range from $1500 to $4200 with the average in the $2,300 range

5. What are the average annual taxes for that property? Taxes are not cheap here, the average tax is $7,380 with some of the high end homes topping $40,000 in taxes.

With the shift upwards in demand, many young families are moving out of the city to Elmhurst. The average is tough to say with many selling in one day or max out to 60 if priced right. The big homes, or any home for that matter that is significantly over zillow will not sell. Example: Zillow $600,000 listed at $950.000.

Good afternoon Dean!

We are located at the heart of the San Fernando Valley, some of Los Angeles' most desired real estate. And we have it all ... from multi-million dollar estates to gang-travelled low value areas with police "sub-stations" ... an investors theme park!

The answers for our area are as follows:

1. We are located in Chatsworth, CA (91311);
2. The current unemployment rate is 6.86% as of 06/2013 and was 7.87% as of 06/2012;
3. The average cost for a 3+2 sfr in 91311 is currently a whopping $440,420!
4. Rent on that baby is approx. $2,295/mo.!
5. The average annual taxes for this property would be approximately $4,500; and
6. The average time on the market for one of these homes is 16-45 days with 1-2 price reductions and an overall reduction of approximately 5.5%.

The beauty of this market though is the incredible speed at which this market moves and the high and low value areas in which to work!
