When assighning a contract do I tell the homeowner my intent or pretend as though I'm the one buying the house, which is impossible due to bad credit, barley enough dough, the usual. I know this qurstion has been brought up alot but never answered, so someone give me a straight forward answer.

NEVER mis-represent yourself!!! You will get a bad reputation and that's NOT good in this or any business. You can always say that you would 'like' to buy it, but in case you don't you would like the right to assign it to another buyer, which would STILL benefit the owner who ultimately wants the property sold. Do NOT ever keep the truth from the owner. Always conduct your business with honesty and integrity!

Now I appreciate the feed back. Now as far as the investor goes, should I include my fee right along with the price of the property on the contract?
Which contract do I use when biddogging with the investor to ensure I get paid?
If you're bird dogging the investor pays you a fee that HE chooses, you would use a promissory note for that. However, if you are doing an assignment of the purchase contract that you used to lock up to get the deal YOU are in position to name your own fee. That's why I prefer assigning vs bird doggin.
