You find your deals by Marketing/Advertising for MOTIVATED SELLERS that have a PROBLEM and need your services to "fix" it, theirs a number of ways you can accomplish this, here's a few: placing AD's in your local newspaper, and on the Interent, like Craigslist.com, Backpage.com, Bandit Signs, Flyers, Handing out Business Cards, Driving For Dollars, Calling FSBO's and Rent AD's(Carol) Foreclosure Auctions, Direct Mailings to Pre-Foreclosures, Tax Sales, Hiring Bird Doggers, Just to name a "few", SULLY

Sully has given the best answer for finding LOTS of great deals (an on-going source of "creating" good deals in any market).

Most of my deals have come from the MLS lisintgs my realtor has me connected to. I have learned how to "spot" a good deal (or potential) as soon as it comes on the market. Learning your market and keeping up with comps is very important.

You ALWAYS have the opportunity to create great deals by finding motivated sellers and/or making LOTS of low offers. Like so many have said, it's a numbers game! You've just got to put yourself out there.

So, yes, dredey, they ARE right there for the taking. Smiling

My area market

My area market has so many foreclosures it's ridiculous. All bank owned. Sitting empty. There are 1,000 empty houses in the city I work in alone. Not desireable locations and neighborhoods. These houses are boarded up. Whole block, neighborhoods are seeing 5-10 houses on the same streets sitting empty and boarded up. Most of these houses have gone on the MLS list for months on end and still no buyers/investors. All these houses need Rehabs. I don't have the money or credit to purchase and I don't even know how to walk into a multi-family and figure out how much money it would cost to rehab. Also would like to tie up and re assign to investors but can't even figure out if it is a good deal or not. I am so frustrated because I know some of you experienced investors on this site would have a field day with what's going on around my way. I drive around on my lunch break and see dozens and dozens of empty boarded up houses that need rehabs and I feel like there's nothing I can do.

You might have to look outside your are to find the deals your looking for. I know it's discouraging but don't give up. You just need to find the right area.

use your agent! Your agent has access to the MLS where you can begin to "create" the deals. Bandit signs are another great way to find good deals. Estate sales and fsbo's
