you are so welcome. you are making good progress. i have a feeling that this whole job thing will work out in your favor and even the mod stuff. just believe it! "call in" exactly what you want and be sure NOT to say what you DON'T want. when things look the worst is when good things are on their way (the dark before the dawn). you are hanging in there!

You are such great encouragment I am grateful for you being in my life and I look forward to our growing relationship. I love affirmations, quotes, words of inspiration, I have signs all around my office to create a space of motivation.

Well it has been a while since my last post - I've been on reading and taking notes off of other journals and some forum conversation.

Well in the last couple of days I have collected a few more numbers to assist me in working on my buyers list....I am in delay when it comes to calling and dicussing the particulars I don't know what is stalling me I have got to move forward on this area.

I am still reading PFRERN I just love this book.....lots of notes and stickies.

Today I watched the DVD "The Secret" I love that information and I know I need to get over the hurtle of my mind before I enroll in the academy....My mind is my biggest hurtle and I have to beat it.

My husband and I also watched Greg Murphy's empowering conversation video....it was very informative took a lot of notes and it really got me excited. (sometimes I think I can do it w/o the coach and other times I feel like I need it more to guide me and have some direct sounding board)

Alot going on on the personal side...meeting with the bankruptcy atty on monday I really don't want to go this route I know it will really make REI hard and I know we can clean it up ourselves once the cash flow starts coming in - I just want to save our house, spoke to a rep the other day from BOA and she said simply start making the payments and they will make all the difference in the situation. After looking over our numbers and with the latest jobs we have brought in we can do a payment this month....I don't know what to do...I don't have money to loose.

Oh well I'm going to move one way or another.

I am so frustrated with myself...I know what I want and I know I don't know everything to get it all but, I can't make a move...I know I'm letting all this mess going on in my life keep me from my goal and I know that is a trick of the enemy not wanting me to get to my destiny....for as long as I can remeber I have read, dreamed of, and talked about REI and I'm ready to do....I'm sure it is fear of failure that is standing in my way but I just want to go forward.

Other believe in me way more than I do, my husband and my mom are like go for it but neither on of them have any money to back me and are not giving up any time right now. But it is nice to know they are cheering for a sister.

I know REI is the answer heck it worked for so many others I read about Greg and Carol and they are right were I am - the made a move though and that is what I need to do.

I know what I want and it is clear to me - I don't want to lose my kid's home period the end....I don't want to file bankruptcy period the end and I want to get moving on REI period the end.

I really got to get moving REI can change my life and many generations after me I want it for them more then I want it for me. No one in my family has anything to offer in their death I want to change the legacy of my family.

Oh Heaven help me do what is best and do it now. No more excuses no more delays.

There are two types of motivation, positive motivation - you have a goal that you want to achieve and you go for it. The other one is negative motivation - I need to do this or I will lose my house. You definitely have negative motivation. It may be a stretch, but come up with something positive that will motivate you to take action and not stop until you achieve that goal!

Thanks Chris for you words of encouragment and you are so right - the pressure of everything going on in my life is taking my energy and turning it all negative. I do have my positive motivators and they are my kids and my mom wanting to provide them with a better life also for my hubby since he was given 100% disability he has been under so much pressure to provide for our family...this is something we can do and be successful together and provide a great life for our family.

Okay so right after I wrote my last post the generally one, I started thinking and I sent an email to a local investor that I have know for awhile and recently came back in contact with. I ask him if he would be interested in some assistance with finding some great deals. I explain to him that I was finally ready to get started d/t he knows a little bit about me.

So know I wait on a response. I want stop there, tomorrow I am going to drive around and scout out some areas. I am also going to call the latest #'s that I have collected to build my buyers list.

Oh well enough for tonight.

sorry i haven't been on here for a while. i've been sick all week and decided today i would do my best to catch up. i agree with Chris about looking at the positive. believe it or not, there is something positive you can find that is going on in all these challenges. it may be hard to find, but we have to make our minds think differently. in all of this, it's basically how you handle it that makes the big difference. remember to say what you WANT, not what you DON'T want. whatever you focus on is what you get. what you say is what you get. have you made it to an REI club meeting yet? once you get around those investors, that will help your positive motivation a lot. once you make friends with some of them, you can meet for lunch or whatever and that will help you too. you have to surround yourself with like-minded people. you are so fortunate to have family supporting you in your endeavors too. you will make it through. if you have to go through bankruptcy or whatever because there is no other way right now, be thankful it is there for you and still move forward. you never know what blessing is there for you, despite how you feel about it. make up your mind to be positive and trust that it will all work out perfectly for you, in your favor. keep your eyes open to see that silver lining you may be missing. you can do this. if you can be a nurse, you can do anything!!! you have the intelligence, the go-getter attitude and mentality. even if you just take one step per day, you are still moving forward. in times of great stress, it may not be wise to make big decisions, but you can take small steps and accumulate enough of them to move toward the big stuff. and make sure some of those steps give you great pleasure, such as driving neighborhoods or whatever. you're going to come out of this far better than you can imagine; just hang in there!!! (yes, i know it's easy for me to say it when i'm not going through it, but i am going through my own financial challenges right now. I REFUSE TO GIVE UP OR GIVE IN!!! )

I really do my sister you are an angel, I have not been on for 2 days d/t I have been working as a nurse doing some temp work. My Hubby/Biz partner/Soul mate decided I would do that during the summer that way I can work around our biz Home Renovation/Home Repair and Build our REI at the same time. So I am off for the next few days. And on those days I will be working on REI.

What you said in this post to me is what I carry in my heart. I don't believe in walking away but, sometimes you have to do what you have to do and you have to move on......God forgives so we have to do the same...I have done that I have forgiven myself for our money situation and I am ready to move forward. God is with me no matter what road I take...His word says "He will make every crucked path straight" and that I do believe. I am very positive that we will land on our feet matter a fact we already have b/c God only see your tomorrows b/c today is in your past. My kids/family are my reason...I want to provide them a super future and I want to allow my mom a great retirement...I'm ready to move forward with the vision God has given me. Thanks

I'm so ready to move on, I read so many people journals and I read the books and watch the empowering conversation videos but still I stand right here. I want to move forward but, for some reason I can not move and I don't know what it is....so I'm taking one week to focus and meditate to discover what is standing in front of me and stoping me from moving forward.....I feel like it has to be my money situation but then I read stories like Carol's and I know that is not enough.....so I'm sure it is the fear of failure but heck just sitting still on the side lines is not winning either......I know what I want but I not moving towards it.....So I got to do something to get myself moving.

1 week and then it is put up or shut up. I have got to do something for my family. and me.

Okay so today I put down Profit From Real....and picked up Your Town what a difference a shift makes. I took the book and took myself to brunch just for a change of atmosphere.....so there I was with my book and once I got in to chapter 2 I did the Sevel Levels Deep and there I sat with ever emotion running through me and still on me right now has I am typing this....I also completed the Commitment Form and printed it out I am going to build my vision board around these 2 items. (deep breath)

Today is day one of my journey and I am glad to be moving forward.

now we're in for it and you're gonna get your first deal. i bet something really hit home for you and now you're in it to win it. can't wait to hear all about it, my DG sister! you deserve it! by the way, i will be in Tulsa for 2 weeks in early September. my daughter is having a C-section and i have to be there to take care of her almost 2-year old and the new baby. poor kids; i feel for them all ready. anyway, i'm hoping that maybe you and Amy and i can all get together. i won't be able to go very far and it will probably have to be on my son-in-law's day off, but i think that would be the bomb. what do you think??? are you and Amy still in touch? we could have a little DG sister fest, and if Rina is in town visiting her daughters, we can invite her too.

It's been a while so I thought I would get on touch to keep myself accountable. I have been working on my core beliefs these past few days to make sure I would no longer be the person standing in my way.

I have an appt with the bankruptcy atty tomorrow afternoon, My goal is to save my house first and formost.

I also have a todo list, I got to check with the sect. of state regarding the name for our REI LLC I think I can secure the name for $10 I'm going to move forward and take care of that...that way I will have a visual to work around. Been putting together my business plan also. I've been reading a book on business credit...I want to be prepared for the rebuild process I know it is not going to be easy but I am willing to do the work.

I also am going to talk to some hard money lenders I want to know who and how they will work with me after bankruptcy.

Still reading Dean's latest book and rewatching all my Empowering conversations.

With this new work schedule I'm only working 3 days a week 12 hr shifts so, that leaves me the other 4 days to work on REI and help me hubby with our other business....he has been crazy busy and really does not want me to return to a 5 day work week....heck I don't want to go back either.

This week I plan to drive one of the communities that I am very interested in, I have been doing the research via internet so now I ready to take the next step, I want to go to the county office next week and see what is going on down there and meet the people.

OMG so I'm sitting in my crazy disorganized office and a get a extreme feeling of overwhelmedness I want to cry and scream but, then my kids would really think WTH......I feel so scared and out of touch with reality. I just finished the paper work for the bankruptcy atty and I am so ashamed it seems as things have been spiraling out of control in our life I have just tossed up my hands and let it all go..I used to be so incontrol of my life or so I thought.

I have got to get all of this undercontrol before I can step out and do anyting else. So today I will meet with the atty and then I have contacted the book-keeper that is going to set up my quick books and work with me for 3 mths for FREE after which one of 2 things should happen either I will take the books over from there or if I can afford it I will cont to use Bev, I belive in paying people to do what the do best especially if you can't

I also have another young lady that has granted me 3 hrs to assist me in getting organized in my office. I am going to set up some time with her so we can get something going. I don't know what to get rid of and what to keep.

I am still making strides to work on the foundation of my REI biz I want it and I know it is coming for us but, I also know I have got to get my life in order and I will working on that daily until it is done.

Okay so I did the research and I found out that if your number does not come for AT&T (Oklahoma phone co) You have to pay to have your # listed in the yellow pages or on information.

Just a little progress

No More bankrupcty talk. I made up my mind if for any reason the brakes where put on in my meeting today that I would move on with the good Lord on my side and make it happen. So that is exactly what I'm going to do.....Moving forward.

Today I contact the phone company and get the inforamtion regarding listing a # that is not from them.....Not bad it can not be listed in the white business pages only in the yellow pages section. But I did find out that you can do a FREE listing on the www.yp.com site so that is cool. I'm not sure if it is try but everything I have read on business credit says your # needs to be listed. So I listed our home repair and renovation business d/t the book comes out in Sept and you have to get your listing in by the end of this month.

I did not list the REI biz b/c I don't have an offical biz...but, not for long. I am going to move forward on forming the LLC on tomorrow. Today I contacted the Sect. of State and check for my name's Both were availble so I will get on it ASAP. I would like to get it wrapped up so I can also list the REI biz in the business/yellow pages. Anyone know where I should list????? I have no clue.

Oh yeah to bring you up to date on our house situation. We are going to take a gamble and make a payment...we are really behind and I'm not sure if we are throwing money away but time will tell. We are also working with the bank on a modification....I have been also talking to a company that does them but, who knows if they are legit...they have a rating on BBB of an A+.....Just going to pray and stay until I have to do something else.

Oh well I am moving forward now and I'm clear of all negative thoughts....been listening to a CD set in the car titled "Secrets to Millionaire Success" it is great just finish with the "Richest Man in Babylon" Oh I love that. Also still reading Dean's work in the latest book and visiting the forum daily.....Actually bookmarked some journals to keep up, thanks to Linda. On schedule to join the Coaching program the first of the month. Headed to a Networking mtg tomorrow if I don't get called in to work I have a goal of 3 12hr shifts and so far I have only worked 2 this week. Oh well it is what it is...my hubby and I have a plan and we are no longer opperating in FEAR.

I am keeping you in my thoughts and prayers about your home and I wish you the best with your loan mod. Please be careful with the companies you talk to. The company you have been talking to may very well be legit but do your homework about them, start with the better business bureau. Here in FL only an attorney can charge for loan modifications, anyone else must do it for free but it could be different where you are. Some of the folks I've spoken with have told me that they had 'a business' do a loan mod or short sale for them and they were charged, sometimes 100's, sometimes 1,000's only to have these businesses disapear in the night.

Well the company that I have been talking to is out of Santa Monica, CA and they have a A+ rating on the BBB http://www.homeclc.com/ i have been speaking back and forth via phone and email with the advisor, he is very helpful and easily ask any of my questions that I have. I still haven't decided if I am going to try this route or try to just nego with BOA ourself.

Well it has been a while since my last update. I have alot going on in life but not in REI or not as much as I would like.

I have been working on organization - since we decided not to do the bankruptcy we have been working on getting all our debt together, set it up like a debt snowball(Dave Ramsey) in a 3 ring binder and completed a debt spread sheet not too bad alot of medical bills and school loans. We also pulled the credit reports it is amazing that 75% of what we owe is not on the credit reports at this moment. Now we are working on a pay back plan while we are still working on the modification. I am excited about the progress.

I have been getting somethings set up for the home repair and renovation biz, got us in the yellow pages set up an extension with our biz #(www.ringcentral.com) not a bad price at all we have been with them for about 1 yr. I also order our yard signs just started out with 4 to place in yards while we are working and up to 3 days after we finish the assignment. I may also so do bandits signs to increase our visibility although biz is really good right now just want to keep it that way.

Still doing alot of reading on business credit I figure since the current biz has been up an running for more than a year now is the time and kind of on the job training before I get really moving on the REI and also I can utlize this business to do rehabs and get my rentals ready. Thanks to Tammy with the names of some great books I have learned alot. I love having others that have went before me to ask questions and get feedback.

So as far as the REI I missed the one of the investment club mtgs tonight d/t we are still down to one car and my hubby had to go sit with his mom(not doing well) so I used the time to catch up on DG site. There is another group that meets next Thursday so I have that on my schedule to be there.

I'm still reading Dean's latest book and I also downloaded a ebook from Than Merril and I also downloaded one from Armando Montelongo I like to see what others are saying. Sometimes I think I take in too much information, maybe b/c I'm not doing anything with the information I'm taking in - but no for long.

We have also decided to renew our vowes next year in Novemeber that is 15 years. So that is just something else to do but it is fun.

I am contining my RN studies also. I know I'm crazy but I just have to keep pushing I know it will not always be this crazy business for long.

Ok well that is the catch up got to get back to studying while I am home alone.

hello, i was just reading some of your post and i would like to know how everything is working for you, i have done a couple of days about three years ago and i haven't done anything since. with the market being the way that it was i panicked and got out. i am a elementary school teacher who was selected teacher of the year last year and even though that was a wonderful honor, it doesn't allow me to live beyond check to check. i want to get started in this business again because i sincerely want to help people and at the same time be able to start my own school. i know this is perfect opportunity to get started because they have houses in my area going for 10k to 25k but i'm like your very first post, decent credit but no money, as a matter of fact i teach for a school where we are at 100 percent free lunch, meaning that every student at my school is at or below the poverty level and alot of my money that i earn (that i really don't have) goes back to the students. when i did the deals in the past the money that i made from real estate really helped me with really helping students and their families, anyhow i would LOVE to hear from someone that could really help me get started back in the business because this market is a once in a lifetime opportunity. i look forward to your response and the responses of others, just by posting this message has given me a new optimism....

Thanks for stopping by, I think this is a great way to move beyond paycheck to paycheck living. I don't know if it can happen over night but I know that one deal can change your life...and that is what my husband and I believe and are working for that first deal to get us out of stuck mode and move us forward.

So I say go for it and yes you can not only change your life but others too.

One down and a few more to go....Well today I actually picked up the phone and talked to a bill collector, I say that b/c I generally take the weekend off from dealing with all of that... But today I picked up the phone w/o thinking and the guy started in and I was able to finish all his sentences d/t the fact that I am fully aware of everyone that I owe - my 3 ring binder is so helpful.

Well long story short we have been flat out asking creditors to give us a settlement offer...and this company had told us no for about the last 4 times we have spoken but this time I got a "YES" he gave me 40% settlement and I paid the bill, now I check and this one is not on my credit report but it is still one that we owe. Off to a small start but it is a start.

Oh yeah just to be clear my credit score is not as bad as I thougth it is a high 500 I know that is not super but it is something that can be worked with. I have a great credit repair company but I know that I can do it myself it is all about time. We did it before. I will start the dispute process next week and go from there. Anyone got some pointers plz let me in on them.

So this weekend has not been alot of REI business but it has been good. We have have done alot of talking and reading still working on the foundation of our business.

I think I have taking in too much information and I don't even know what the first step is to get moving....I want it so bad but I just really don't know where to begin. I know what areas I need to start....I just don't know. I will not give up and I will move forward

This week my focus is calling title companys and talking to some atty I need to fill in the gaps of my time. I have been reviewing a book Armando Montelongo it has been a good read...added to alot of the topics that Dean dicussed just from another point of view of coarse he has talked alot about flipping and shared alot of points that his mentors shared with him. I was gifted his home study program and I have always loved reading REI information. I still love Dean's program the most this forum and the coaching program I just want it so bad but, we can't join until we have paid the money for our modification....sounds silly b/c then you think if I am able to wholesale one house like Carol then I could change it all....but then I get stuck in what to do...what is my first step. I've learned that I'm that person that just needs the help to get started once I'm started I am ok from there.....OMG I am rambling now.

Well today I took a step out of the comfort zone. First I want to Thank Jay & Linda for being welling to pull others along the journey. You two are so awesome. The information that we shared has change so much for me.

Today started off so crazy I was scheduled to work for the next 4 days outside of the home on some temp assignments. As I am getting ready for a casual lunch date with friend 3 out of the 4 assignments got cancelled. So I gave that to God and went on my day. At lunch I learned that a associate of mine is going the pre-foreclosure and is really having a hard time- things are going bad in her marriage d/t her husband losing a really good job and it has been down hill from there. So I am not sure but they don't have a date yet....While talking to the mutaul friend - I get an inspiring call from Jay and my lightbulb goes off - so I tell the mutaul friend that I maybe able to help. I break it down to her and we are going to speak with the associate tomorrow to see what we can do....it sounds like time is not on our side but, who knows.

Now I was suppose to go drive and look for some FSBO but, I ended up at my neice's house and wes started talking about purchase options for her and my nephew started telling her about lease options/owner finance...she is excited and as ask me to find them a property (sandwich lease). So Tomorrow I will get up, batteries are already charged and I will go look for properties.....I am so excited.

I also be talking to title companies and Pre-paid legal...I am a member and I don't think outside of them I need another atty at this time but I want to check it out..I have another in mind too but, I don't what his area of practice is.

Oh well got to get off of here look into somethings I need to review and study got to get ready to make some calls on tomorrow.
