In a unique situation for once in my life...

Hello good people,

My situation is that I am just finishing up my divorce and am going to be debt free for the first time in 13 years. I am contemplating purchasing this new house that I have been putting sweat equity into for the last 4 months or so, but before I do so... I wanted to get this vast user base's opinion on what I should actually be doing right now. I mean, where do I start with all of this real estate information that was sent to me a couple months ago? Thanks in advance for your opinions... and grats to me for making my first post! Smiling

Congrats on getting debt free! What I would do first is dream a little bit. That may sound a little odd but, it is the key to succeeding at anything in life. Once you find your dream it will be easier to commit to your real estate goals. Begin with the end in mind. Where do you want to be in 5 years? Figure that out and then work backwards. The best part about it is your in the right place at the right time. Dream big and remember as long as you don't have a big enough "why to" you will always be looking for an easier "how to". I think you should concentrate on buying a personal residence. Dean apparently has a history of buying a house to live in, fixing it then either selling it or renting it and repeating the process.

It can be a bit disruptive on the lifestyle but it's a GREAT way to get started.

And I was talking to my friend last night... At least in the markets I am in.. if you aren't making offers on foreclosures then I think you are a crazy. There is a HUGE disconnect between what banks are selling property for and what "owners" are selling their houses for (or trying to).

I think wives are great, being one myself Sticking out tongue, but other than that point!, I agree with Mark. It would be a great time to buy a foreclosure or an REO, live in it, and then move up. In the meantime, you might gain some equity to use toward investing. I wish you well in your investing, and other areas. (We're not all bad) Smiling

I don't hate my x-wife, lol people always assume the worst, so no worries! I am however going to put a purchase agreement on the property I am working on. I feel I need a place that is stable so my daughter can visit me on weekends etc. I will however be looking into investing in foreclosures etc. Who knows, when I finish the house I am purchasing, maybe I will sell it???
