Hello Graziosians

Hello all of u Graziosians:
Firstly, I'd like to define this new word;'Graziosians'. This is a plural of Graziosian, which means all friends, supporters, etc of Dean Graziosi. I hope the new word 'takes off'.

I live in Guelph, Ontario, Canada, but I am currently vacationing in Zagreb, Croatia. I had been a landlord/owner in Ontario of a number of residential apartments for many years. I had sold all my buildings recently, but now I've decided to invest in the USA, the 'subprime' market. If someone of the Graziosians has a good suggestion where is best to invest, I'd really appreciate it. I would like to invest in either residential and/or commercial properties.

idea on where

You may want to look in to parts of southern California. The multi family properties and the residential single family homes in some place are 40% below purchase from 2 years ago.

Why would people buy anything but a foreclosure?

I'm just getting started with my new real estate business and have to wonder why buyers would by from me rather than find their own foreclosure deal. The word is out that
the way to go is to buy foreclosed property.

Why would anyone settle for a house near market value. Perhaps offering a lease option is the only way. Just makes it hard for those of us with no financing.


Why would people....

Zeek you would be surprised at what people will buy. A lease option may not be the answer for everyone and foreclosure may not be either. May you should start by researching what assignment is and look into starting there. It will give you leverage and a way to accumulate money for down payments and such. You may also want to look into finders fees and see if that will work for you.
