Hello,

I'm 24 years old and been living in North Minneapolis for about 8 years now,spend the past 3 years in a single-family home,that my old man and I wanted to buy from the very first day, but with bad credit we wasn't able to purchase it, so we had the property sign in on my moms older brothers name, until we are ready.(Better credit). Now 3 years had been past and i was wondering if there's someone who might know of any CREATIVE WAY or good suggestions on how I might be able to change the property into my name?

I need someone to help answer an urgent question for me please. I found a three family to lease with option to buy and we're at the final stage of signing the contract but my real estate agent who found property is demanding a month's rent from me as his commission. How do I approach this?

Welcome to the site. You will soak in a great deal of information by reading these entries so take advantage of it.
I would start by joining your local REI Club. This is a great way to meet everyone you need to know to be successful in this business. You will meet fellow investors who you can flip (assign) deals to, general contractors, accoutants, lawyers, agents, mortgage brokers, the list goes on and on.
I would start there before anywhere. You have taken the first necessary step of reading the book and joining this great site. Kudos to you.

Greetings Everyone

I too just received my book a few days ago, I am reading, and writing notes. I am no longer allowing fear to paralyze me from this endeavor. I am extremely in the unknowing, but am very willing to learn. I have already contacted a couple of investors that said they will do a finder's fee, as long as i do my homework(numbers, and info search on the property and according to their spec. I just learned that my step father is an real estate agent, so hopefully he can assist me. I just subscribed to a foreclosure service and have did some info jotting, however, (hope these are not stupid questions) but here they are..I would like to know when the property has an auction date, is it still in pre/foreclosure? Do I still deal with the owner of the property or who? I have written down quite a few addresses should I now send them the my flyer info? The info is overwhelming, and Im just extremely nervous. Can anyone share with me their suggestions, and experience.

Let me start by saying that I have had no prior experience with real estate, I just finished reading BE A REAL ESTATE MILLIONAIRE and I've found a great opportunity, but I have a question. The property I'm looking at is a triplex, it has great income, now for my question. I read about Property Management Company and, as far as I understand, I just hire one of these and I can just forget about mostly everything right? Also, let's say there's something wrong with the plumbing, they find the person to fix it right? And once they fix it, do I have to pay them extra for fixing anything in an apartment or is it included in the percentage that I pay them monthly?

hi there from my exsperience from my triplex i just bought last month, you pay them a percentage like 10 to 12% im paying 8% to mine ,because i have already a handy man that will do the repairs for me but what i know the norm you pay the percntage you guys aggree on for mangement ,collecting rents , finding renters so forth but on any repairs you need to pay for the repairs , you wont have to pay mang, any extra unless there doing the repairs , any how thats my knowledge of the whole thing. hope i helped

Welcome aboard and enjoy the ride.
I have been doing this for months but have not yet purchased my first property. As far as I can figure, once a property has gone to auction it is in the hands of the lender and there is nothing you can do except bid at auction for it. If they don't get their base bid at auction they will hold it back and put it up for auction again. You can at this point contact them with an offer which can be a great way to purchase as the bank/lender just wants to get it off their books.

The only way you can get it from the owner is when it is in pre-foreclosure which generally means that the owner is behind in payments and the lender is threatening to take the property into foreclosure and put it up for auction. You will read all about that in the book and pre-foreclosure is the best time to approach the owner and try to help them save their credit. You have to work really fast if it is in pre-foreclosure as their is often a fair bit of competition.

If I am miss-led on this I am sure one of the others will clarify?

Making an offer

How do you submit an offer on a property that you want to assign to a third party if your not an agent and the property is listed with an agent? or if it is a "for sale by owner?"

Canadians

Just wondering if there are any Canadians members on this site that are purchasing real estate in the U.S. Seems like a good time with the US market down and the Canadian dollar being fairly strong. I have a bit of money saved up and was thinking of starting off with real estate in the US, any Canadians that can share their experiences or tips would be much appreciated. HELP DG FAMILY!!!

I've taken Dean's advice and am finding property for investors and asking for a finder's fee. I placed advertisements in many places and have gotten great feedback. (Thanks Dean!) NOW, I need help. Because I'm new to the market, there are things I don't know. However, I had a client who asked me this:

---I can buy up to $1B in tape as long as the price point is right (25-30+3)...if you don't have tape in that volume, I'm looking for CA, NY tape under 50...also, need $50MM multi-family commercial in CA

hi, i have posted a few times in different forums here ,to no avail. my problems is the house i purchased ,has 2 things going on 1,the owner is going for bankruptcy,2 he also is being foreclosed on. the title company wants me to wait 2 months for the foreclosure to get him out and get clear title i beleive. my problem is the basement is taling in water ,and there is a non-working sump pump there ,or non-plugged in , for whatever reason. in 2 months thewater could bulidup and ruin my heat and hot water systems ,as well as attract termites etc. what are my rights as to getting this pump replaced or repaired. . and i also don`t want to lose my 2 section 8 tenants. as you know on a foreclosure they usually evict all tenants before the very end. it is in pennsylvania. help!!!

I have been active here on the DG site for months now and still have not made my first deal, but I will! The best way to find out how to do it with no money down, is to read Dean's book; Be a Real Estate Millionaire and start practicing the methods.
There are so many ways to go about it, and with some creative thinking, you can even find your own unique ways!

I have so far started working with a very good real estate agent who helps me with getting comparisons (comps) in the areas of any house I am looking at and he also send me houses to look at from his very comprehensive real estate web site. He comes with me to view houses and gives me his opinion of the property as an investment.
He notifies me of foreclosures and he can get the information regarding the liens etc on properties for me, free of charge, where it could cost me hundreds of dollars to get these.

I also approached a lender and had myself pre-approved for a loan so that when the time comes, I can make that first important purchase.
Don't forget that getting finance for an investment property is much easier than for a home to live in. When I went in to get pre-approved, it was for a home that my agent proved could generate more in rent than what the mortgage would be, so it is easier to get approval.

I have no money either and therefore I will look at purchasing a cheap fixer-upper for my first deal.

The first step is to read the book and start doing as much research as you can in all areas that Dean mentions.

As far as I can remember, the only thing that you may be registered with Dean's foreclosure Alert and if you don't phone and cancel it, they will charge it to your card every month. It is a great thing to have and the cost is pretty low compared to other foreclosure alerts.
That was all that I had as ongoing when I brought the book 'Be a Real Estate Millionaire'.
For membership enquiries on Foreclosure Alert you call 800.341.1047 and they can tell you if you are registered or not.

california prices

I noticed on some of the posts that people are finding deals for under 100k, etc. In my neighborhood anything under $300,000 is hard to find! I am feeling intimidated by this as a person with poor credit and very little money to invest right now. Any feedback is welcome!

First off welcome to the DG family. Glad to have you. In Dean's Program and his book he discusses how you can find foreclosures, tax sales, etc. for pennies on the dollar. It just takes research and time to find them. But once you do, you will be glad you made the effort.
