How do you approach an owner on a FSBO or unlisted home?

How do you approach an owner on a FSBO or unlisted home?

This particular avenue of FSBO is what I do best, but I am curious to know how other approach the owners of FSBO or properties that are not listed and you have to track owner down.

Please give examples, I am trying to get a little more creative in my approach.

If you are speaking of a fsbo that is not listed anywhere.

I would first look up the prop on the county website see where the owner lives. Then I would send a letter to the owners address telling them I am interested. Ask them to call me to setup an appointment to see the prop.

If the owner lives in the prop, I would just go knock on the door and ask to setup an appointment.

At the time of appointment I would make sure I had all forms with me incase I want to make an offer. This way if we agree, I have the forms right there for us to sign. Not giving them a chance to reconsider (if i am getting a really good deal)Once signed I have control of the prop!!

oh ok...

Honestly....they are the ones looking for MY attention. So I think the balls in my court.

Once I am in conversation with them...I would ask:

asking price?
age of home?
any recent updates?
how long have you lived here?
how are the neighbors and neighborhood?
why are you selling? (talk about the reason with them..just chit chat)
tell them you could offer them a few options but will need some info:
how much do you owe?
what is your mortgage payment/does it include tax/ins.?
if i pay cash and settle quickly, what is the lowest amount you can accept?
then tell them the options your thinking of:
straight out purchase
lease option/purchase
assume mortgage and pay them the equity
