No Buyers Agent

Lets say the seller is listed on the MLS and has an agent. The buyer comes along with no agent. How can this be worked so that it benifits mostly the buyer?

well the agent working for

well the agent working for the seller is going to pull commission from the sale of the property. when the contract is made between seller and agent, it's usually made out to the agent is "working for the seller", therefore protecting the seller throughout the selling process. if you don't bring in an agent as a buyer, you're just on your own as far as making sure you're protected and you better be darn sure you protect yourself with amendments/back out plans in your contracts. If you do go in with an agent representing you as the "buyer" they look out for your interests and "split" the commission from the sale of the property. I work it out with my realtors that when I purchase a property, of course, i offer LOW LOW LOW, so commission is basically a joke, but my agent working for me, knows he will be the listing agent when i turn the property around if it's a flip. therefore it's a win win for both of us.

thanks for the post. But looking to see if the buyer NOT having an agent will create a better deal somehow for the buyer...

like saying to the sellers agent..hey since I dont have an agent you can be my buyers agent as well...in return for this I want XYZ....mabye like 3% back at closing. But then I think the seller would take that hit, not the agent. How can I get the agent to give me 3% back at closing?

I remember hearing Dean do something like this on a house accross from one he already owned, but dont remember all the deatils.

Yeah.. In that case I would ask for 2% back from the seller's agent- so she gets 4%. And if the agent balks then point out that I could go get an agent and she would get THREE %.

Never know unless you try

Yeh i see what you're saying. You know what Anita says..if you don't ask the answers always going to be NO. I'm sure there's some sort of arrangement you can make with the sellers agent. Generally, you know there looking at, at least 6%. This is basically, "thinking a little different", and i'm sure if you SELL it to the agent well enough, they'll bite. Heck, i might steal your idea and try it..LOL!!

Now THATS what I am talking about......now you see it like I do. I have done that already - they don't like it at all and will give you some BS about the broker won't allow it - so you ask them f 2% is worth loosing a sale.
