I'm new to this site, but not new to the real estate game. Let me tell you a little bit about me. From Feb. 2001 to June 2007 I bought and sold over 200 properties, I owned 2 mortgage companies and a title company. When the real estate crash happened I was not prepared, I lost everything. At first I said to myself "I will never go back into real estate ever". So much for never ever, I opened my eyes 1 year later to see a buyers market unlike anything I had ever experienced in my real estate career.
Fast forward to today, I’m back and I’m looking for partners to invest in the great state of Florida. Currently I’m receiving 20 – 30 leads (tenant/buyers) a day from my marketing efforts, but I need partners to service this level of action. All properties will be sold on a 12 month lease option with a minimum profit of $40,000, split 50/50. All deals can be done with NO MONEY DOWN if you have very little cash, but you have good credit.

I'm mainly interested in properties in northern Los Angeles county....San Fernando Valley/Burbank/Glendale/San Gabriel Valley/Foothill and surrounding areas.
3/1+ SFH/Condo/Townehouse 1,000+ sq/ft. Fixer OK. Main objective is to rehab and flip.
No REOs or short sales. I prefer to deal with private owner/seller.
Price range depends on the area. Prefer to hover at or below 250K, but the more important thing is to see how much below FMV a deal it is. I will be buying cash and require quick closing.
