Networking can be a fantastic way of finding properties.

Working with investors and others at your local real estate investment club can yield extra properties per year. Some people have complained that one hour in travel is not worth going to a real estate club. If going to a real estate club made you an extra $20,000 a year is the travel and time worth it?

Having a business card and giving the cards out to everyone can be another fantastic way of networking. A simple rule is if someone is within three feet of you give them a business card. You can spark conversations at the store, mall or even hospital by giving out cards. Everyone seems to know someone that is having trouble and need to sell their home right now.

When people know that you do real estate more people help you find deals. You may even let people know that you pay $1,000 dollars if you purchase a property they suggest to you.

Script for Real Estate Agents

The key to making your relationship with a Realtor work is bringing something to that relationship that the Realtor needs. This is called leverage. You may not be buying anything yourself, but if you have a pool of investors already lined up, then most any Realtor would be thrilled to help you out. With a strong investors list you have the power to do multiple deals over time and put tons of money in the Realtor’s pocket. Without investors lined up you may not be able to do anything.

“Hello, my name is (Your name), how are you? I’m just getting started with real estate investing and currently have a group of 17 (or what every number you actually have) investors I’m working with. I have already spoken personally with each buyer, so I know specifically what these investors want and how often they want to purchase. My intention is to find property that match their criteria, put the properties under contract and then sell the contract to the investor for more money.”

I like this script better than the one provided in the Rock Bottom Blueprint but of course... You have to have gained the investors and actually have the criteria of what they are purchasing.

Take advantage of all the tools that are available to you to uncover those rocks that may have a buyer hiding under them.

Auctions are a great place to start and remember Deans 30 second marketing video. All that you need to say to an investor can be done in 30 seconds.

Have your questions ready and remember you have one shot a month to get them on board and qualified.

Next month it could be a whole new set of investors and I have been to them when there were 3 and me and next month 28. The difference is the properties being offered. It brings them out of the woodwork sometimes. they can come from all over your state as well as joining states.

What I like about auctions is the county has brought them all together for me, I just need to interview them.

Also remember you are not limited to your own county....I go to 3 fairly close to me. Expand your search especially if your county does them online!

All the ways taught in the real estate lessons by Dean’s group are great ways to meet new people as potential buyers; bandit signs, ghost ads, REI clubs, contacting landlords, googlemap, prop trend cash buyers, etc. But like with any cold calling, these are people that do not know you and are not sure if they can trust you and thus it may take a while to build rapport with them. Be conscientious to make sure the first deals you do go well and make them money. They will learn to trust you and do more and more deals with larger amounts of money. Look to the long term. And don’t forget to approach friends, family members and associates who you already have a trusting relationship with which to network. Let them know what you are doing so they can introduce you to or refer you to other people who are investors and enjoy buying real estate. Warm calls are always better than cold calls.


Something I like to mention that goes along with everything that has been said in here it’s that if you don’t have any cash buyers…Then HOW DO YOU EXPECT THEM TO KNOW YOU EXISTS & WHAT YOU CAN DO FOR THEM…?

SO-it sounds to me like you have no other option other then NETWORKING, NETWORKING & do some more NETWORKING, you need to let people KNOW YOU EXIST or How are they going to work with you? (-RIGHT?-)

There are many ways for you start networking, BUR THE EASIEST would be for you to simply go to and you’ll be able to find some investor clubs near you (If any)

A little more about networking

Ugh…I felt like I forgot something else to mention in here.

Isn't it interesting that the word networking it’s formed by NET & WORKING? ***Let’s focus for a brief moment of the second part; the word “working” that should tell you that you’ll be require to do some work… it could be as simply as going to and maybe even call me for some assistance and together we’ll find some clubs near you. But, there is also a chance that you may be in an area where there’s nothing within 200 miles, so what do you do at that point?
WELL-The one thing, I can tell you for sure it’s that: At this point, is when you will fully understand net-working (mostly working, the second part)… If you must travel that far, or even if you’re only traveling 150 miles, please call us, just to make sure you’re ready for the meeting/club.
