A couple of weeks ago I was in a state of fear. I think I didn’t feel good that day anyway, and I was starting to “doubt” a deal I was pursuing . I didn’t actually have my husband’s blessing on this purchase, (because he‘s been working so doggone hard on the sheriff‘s sale house). It was new for me because it will be the first property purchased under my company name. I had been so excited about this property the week before when I went to see it with my realtor. Now, after 2 counteroffers with Fanniemae ( the owner of this REO), they had added a 7-page addendum which was very confusing to say the least. It would have added all the sellers closing costs to our bill as the buyer. This particular day now, it was raining, I didn’t feel good. I met with my realtor to sign the next counteroffer and felt like crying because I was so unsure. I could see she was feeling nervous because I was. I decided to take it home with me and think about it. I asked her if anyone would be mad at me if I backed out. She said, “Don’t even worry about that. You’ve got to do what’s best for YOU right now.” Then the Vice President of the bank called on my cell phone about the loan I would be taking out to use for the upcoming purchase. (It was to be taken out on 2 other properties we had free of mortgages). He asked if he could come and view the property we were working on (the sheriff’s sale house). I happened to be there already and said, sure. Well, like I said it was pouring rain, dark, the yard was a sloppy mess with construction stuff all over, the house was of course in rehab process, sawdust and mud all over the floors. He and the branch manager came, and although I put on my most positive face and attitude, I could see they were questioning what I claimed I could get for rent on the place. But by the time they left, I could see they were convinced by my enthusiasm (false bravado at this point) and were excited to help me out, but inside I was feeling even more scared. We were running low on funds, had put WAY more into this place than we expected.
Well, I went home, cried, and then told myself “Were you excited last week for a good reason? IS the Brule house a good deal or not?!” And I thought of what cbr or Anita would say to me (I expect Dean would say the same). I knew that if I didn’t get it, I would probably kick myself later. So, in spite of my fear I went ahead and signed the papers.
To make a long story short, we are now done with the sheriff’s sale house. It’s been in the paper for 2 days, 6 calls, and today the first family that looked at it wrote me a check for $1790, deposit and 1st month’s rent, which I advertised $145 higher than what I originally planned because it turned out so nice. $895 month we’ll be getting, which is $550 month cash flow because we only owe rehab costs!!!
Plus Fanniemae agreed to pay $1200 closing costs on the new purchase, and I’m getting 100% financing through my new business loan. I’ll be able to flip that house for $15k-$25K profit, conservatively.
So I guess what I am saying is, don’t give in to your fear. If you know you have a good deal, don’t let anyone (not even yourself) talk you out of it. You don’t want to look back and say, “If only…”

Rina congrats to you for sticking with it and going with your gut! If everyone of us could just do what you did we all could make money. Its just taking that leap and actually going with your gut and signing the papers!!
Congrats on 22 years also!! That is a LONG time since I am only 22 years old!! lol

There have been so many times over the years that I question myself. But instead of being afraid of failure when everyone is shaking their heads, I just DO IT when I KNOW it's right. And you know what? To my surprise, it has NEVER backfired. I'm not saying it can't. But, like Anita always says, you don't know if you don't try!
I'm at a new level now that I've "met" Dean and gotten the coaching. I've done more REI in the past 3 months than in the past 15 years. It really is scary but paying off that many times over!!!!
And I do not believe I could be doing it JUST with the book and the coaching. I'd say 80% of my support and confidence comes from this website. I thank God that Dean came up with this venue, and that everyone who posts is willing to do so. I can't imagine a more devoted REI Club than what we have right here!

Rina, first of all I would like to say great job. Pushing through your fears is a strugle, but everytime you do it will make you stronger.
Also, it doesn't matter what level you are at there will always be fear, worry and doubt. I get scared sometimes also. Some days are just hard. I love it when something hits me and it just seems like too much and then I overcome it and I'm like "YES". Just keep pushing forward.
I love being uncomfortable. I like to call it "Life in the Zone"
You've got to find your obstacles and call them out! Unsheath the sword, and do battle with whatever it is that holds you back!
I DON'T like being uncomfortable. But I'll do it to be MORE comfortable!! $$$$$$ LOL!!
I like getting to the "YES" part, life "AFTER the zone". haha

Power naps. Honestly, do you ever just conk out for 10 minutes at a time and feel refreshed? It does wonders.
It seems like things go in spurts. I'm sure you know what I mean. Things will slow down eventually.
Being on dg site at night is really my relaxation time (when my family is asleep). Good feeling, talking with you guys. Love ya!

I know what you mean!! I actually just woke up from a nap! I love getting on here and just relax, look around to see what everyone has been up to all day and just seein if you can't help someone out or get a new idea!!

I am so glad I read that post.
How brave you are and I can only hope that I can get as smart with REI as you are. I am amazed at you and the energy you seem to be able to put into your investments. Makes me ashamed of myself for all my grumbling and worrying.
