I am scheduled to look at 2 properties with 2 different Realtor's I have been totally upfront with both and how this happened.
They want me to sign a buyer's contract with them I am not sure that I am sold on either one yet.
I don't know if they understan all that I am doing.
But I do not want to start out with a couple of realitors ****ed off at me right away.
Both properties are multi units that look like they will carry the finacing after purchase and I don't have enough for all of the down payments.
I might pushing it one just one.
I am think about trying to tie one up with a lease purchase or a lease option.
Any suggestions?

I think they mean they want you to sign a contract between you and the realtor, not sign a contract on the house. The realtor want you to his "buyer" because then they will get the commission on both sides of the deal. I would suggest politely saying you are not interested in having a realtor since you are finding the houses on your own. If you do not use a realtor when you buy then there is probably another 3% you can get it reduced, because the seller would be usually be paying that to the buyers realtor.

That is what I meant to say. They wanted me to sign a buyers contract. Which meant any properties I bought, he or she would be the agent no matter how I found them if it was listed in the MLS.
Plus any HUD repos, the way I understand it
The offer has to be presented by a HUD agent.
I missed one yesterdat it was sold before I got inside to see it.
I did get see it and it would have been excellant.
The price was 40 to 50 below market.
There was maybe 10k in repairs needed.
On to the next one.

i believe that if you sign yourself to a realtor and you dont buy or sell with that realtor, you have to pay some kind of fee as well which sucks.

The Realtors were trying to get you to sign a "Buyer's AGREEMENT" with them so as to have you as THEIR buyer EXCLUSIVELY. This is a contract signed by you with only ONE Realtor to protect that Realtor from a client that will waste their time looking at all kinds of houses (doing the leg work) - only to have that client buy from (and give commission to) another agent. OUCH. The contract is designed to protect a Realtor from "tire-kickers".


You could consider something different

What I typically do in that situation is sign a Buyer's Agreement for one specific property. I do the same thing when I list it to sell. In that instance, I'll only sign on for a 2-3 mo. period. Any realtor worth their salt will agree to those terms. Signing an agreement is like being married to them, and nobody wants to continue in a relationship that is not working. By the way, I use more than one real estate broker. They all know and they are fine with it. Generally speaking, investors do use more than one agent. It just makes good business sense.

Whats the difference in reading the book and trying to do it yourself next to getting a coach from Mr. Dean? How much is it to invest in a coach.


Benefits of a coach

I was hesitant about signing up for the course and paying the tuition because I was not able to find anyone online that actually said they did, in fact, get their money back after the 5 transactions. Obviously the coaching and training itself is worth the money, but if the promise of refunding your money in return for your success story is a lie, then obviously it would be a scam and Dean (or his organization anyway) could not be trusted. I did go ahead and pay the tuition, trusting that the program is legit, and so far I am thoroughly pleased with what I've gotten in return. We'll be closing on our second deal next week. I just signed up for the course last Monday. I just wanted to say it makes a person more confident to hear that you have already received your refund. Did they already record your succes story?

Thanks for sharing. I've enjoyed reading your inputs to the forums. It sounds like you really know what you're doing, a real go-getter. Hopefully evryone reading can tell that it takes more than just knowledge to make a go of this business. You have to be willing to work, and gradually you work less and less to reap the rewards. It's very fulfilling.

Realtors & Buyer Agreement

Yes the buyers agreement is TYPICALLY a tool utilized by realtors to protect them from investing time with a client who will use them to view a property but then enter into a contract directly with the property owner to avoid paying the commission. However, in stressed markets such as the one I'm in, some realtors have taken to using non-specific exclusive agreements meaning that if the client buys any house (even if its one the realtor didn't show them or refer them to), the realtor earns a commission. So the best solution is read the fine print. If the realtor earns their keep by listening to what you are trying to do and looking for good deals and bringing you leads, then by all means they should be paid a commission but if not, no way! BTW, the same type of agreements exists for sellers also, so beware.

mentoring...

Thats awsome that you guys have completed your deals and got refunded, but what about those of us that don't have access to mentoring? Would one of you be willing to post one of the contracts from one of your deals? (excluding any personal info)

That would be nice to see an actual contract that was used...

I'm only on my 2nd deal since I signed up 2 weeks ago, so I haven't got my refund yet, but very much intend to . I wish I had something I could show you. So far, I haven't used any of the contracts/forms that are available at Dean Graziosi or the ITS program. Actually, the program hasn't had anything, outright, to do with the deals I'm getting. I've done the work on my own. HOWEVER!, what has been invaluable is the information I've received, new strategies I hadn't thought of, & MOTIVATION and ENCOURAGEMENT from Deans' words that have convinced me to not limit myself and to NOT be afraid to ask questions or go about things in an unconventional manner. Not sneaky, just not conventional. I'm still waiting for their free consultaion call from the accounting firm in New York. I was hoping they'd talk me through the LLC thing, but I'm too impatient to wait.
Like I said in a previous post, I am thoroughly pleased with what I've received so far, and even if I ended up not receiving a refund (that won't happen, though) I will make many times over the tuition just in how much more efficiently I can invest, therefore reap the rewards!
I might need to refer to the contracts online if I go ahead with the FSBO I'm looking at tomorrow.
