thanks elena i found them good deal and say sully i assume the contracts i can get from my attorney would be fully legull and binding how about the contracts here on deans site i found would they be also ?
Absolutely! Dean's contracts are binding AND legal, so save your money you don't need an attorney. I didn't, I used similar contracts and my deals went through with no problemo!

YES, they too would be binding, however every state is different in thier laws, so where one contract might be "bullet proof" in CA, might have faults in PA, thats why i said "lawyer can draft you one", only they know what will hold up in court, deans contracts aren't bad, i started out using them, these days you want to be as protected as you can be.
it's probably going to be easier to just sign the contracts with your name, then AND/OR ASSIGNS, thats automatically gives you the right to assign, little easier then attaching an addendum every time
Scott, you might consider checking out doing a simultaneours closing instead of the assignment of a contract. You should make more money this way.

Am a newbie like yourself, took Elena's advice and just spent last half hour downloading PDF's and then printing the same to put in a notebook I am making...while the forms look really good, Sully's comments make sense as so many laws (REI included) probably differ a bunch by state...

Ask another investor in your area to take a look at your contract and see if he would use it, or ask to see one of his. Still cheaper than using a lawyer!

it's just about having the protective language in the contract with all of my must have CONTINGENCIES INCLUDED, which deans contracts have i believe 2 of the CONTINGENCIES but, not so sure about the wording in the "PROPERTY MUST PASS INSPECTION"
well e.ena i went to school with him and he does a lot for me in my trucking business so when i told him what i was up to now he;s all upside down he cant beleave what im doing going from a no body getting bet up all my life by people that just what to use people for there skills anyway he said hed do all he can for to help stay out of trouble if he can

deans contracts seemed a little plane to me from what i got 3 or 4 years ago from the buy on my frist home from a realtor there contracts seemed so much more complcated
multiple purchase agreements that i copied, including the ones that realtors use, which used alone without any editing are NOT the most "investor friendly", but with a little editing thier really in-depth and good to use.
My contract was a very very very simple one page contract I got from another 'guru' a long long time ago in a galaxy far far away. But I had my rehabber friend look it over and he actually used one just like it. So I think the simpler the better for YOU and especially the homeowner, because from what I've learned recently those long ones tend to turn them off. So you can take it for what it's worth.

you can have a real estate attorney draft you one, to your specific needs along with your states regulations
