Lease-to-Own Option

Hello,

I am new to the site, and extremely excited to have access to a great system.

I'm currently reading the above mentioned book, and I'm listening to the chapter on lease-to-own option. My husband and I both have sucky credit due to an unsuccessful business on his part and an unsuccessful first marriage on mine, (we are in the process of repairing it...yay!!). It seems like the lease-to-own would get our feet in the door. However, the book stated that once we locate a property we're interested in to not contact the seller directly, but instead the realestate agent being sure to inform him/her of the commission they could earn not only from the seller, but from us as the buyers as well. How exactly does that work since we may be putting close to nothing down.

If you have any other advise as to what our next move should be, or if we should go another route altogether, then please do not hesitate to share.

P.S I hope that this has not been discussed. I've tried searching for this same topic but no success finding any info.

Lease option

In my experience, there are very few times a lease/option will work with a real estate agent in the middle. Your best bet is to look for FSBOs and ask them if they would be willing to do a L/O.

Craigslist and classifieds

I agree, might be tricky with an agent. Look on craigslist and in the newspaper/online classifieds for homes for sale by owner or even for rent. Then contact them with the lease option.

I haven't found any FSBO signs in my area, but I've seen loads of for rent signs and those were all from multi unit apartments. Heck, I've seen for rent signs that was on there for more than 4 month. I was thinking if I should approach those type of properties (motivated sellers) and ask if they are willing to do lease option.
